NOTICE OF SALE UNDER POWER GEORGIA, COLUMBIA COUNTY By virtue of Power of Sale contained in the Deed to Secure Debt and Note from Matthew Fearneyhough and Heather Fearneyhough ("Borrowers") to Karen S. Budwick Eisele and Gail W. Facey ("Lenders"), dated November 1, 2013, and filed for record November 13, 2013 and recorded in Book 9175, page 80 in the Office of the Clerk of the Superior Court of Columbia County, Georgia, which Note and Security Deed were assigned to Budwick Properties, LLC by Assignment dated February 19, 2015 and recorded in said Clerk's Office in Book 9728, page 134. The Lender has called the Note due and payable. Said Deed to Secure Debt being given to secure a Note of even date in the original principal amount of One Hundred Ninety-four Thousand and No/100 Dollars ($194,000.00) with interest from date at the rate as provided therein on the unpaid balance until paid there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Appling, Columbia County, Georgia, within the legal hours of sale on March 1, 2016. The security being: ALL that lot, tract or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Columbia being known and designated as Lot 13, Block A, Farmington Estates Subdivision, Section I, on a plat recorded in the Office of the Clerk of the Superior Court of Columbia County, Georgia in PC-B, Slide 124 #8-9. Reference is hereby made to said plat for a more complete and accurate description as to metes, bounds and location of said property. Said property is known under the present system of street numbering in Columbia County, Georgia as 4857 Appletree Drive, Evans, GA 30809. Said property is conveyed subject to any and all applicable easements, restrictions and covenants recorded in said Clerk's Office.
