NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY Under and by virtue of the power of sale contained in a Deed to Secure Debt from John Overton, Jr. and Catina Overton to Askin Enterprises, Ltd. Co., A Georgia Corporation, dated July 3, 2015, recorded in Deed Book 1497, Pages 2212, Richmond County, Georgia records. Said Deed to Secure Debt having been given to secure a note dated July 3, 2015 in the original principal sum of Fifteen Thousand Four Hundred Ninety Five and 00/100 ($15,495.00) Dollars with interest from date at the rate stated in said note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Richmond County, Georgia within the legal hours of sale on the first Tuesday in March, 2016, the property described in said Deed to Secure Debt, to wit: ALL that lot or parcel of land, situate, lying, and being in the 86th G.M.D., in the State of Georgia, County of Richmond, containing 0.77 acres, more or less, and being known and designated as Lot 45, Block A, Askin Acres Subdivision, as shown on a plat thereof prepared by George L. Godman & Associates, Registered Land Surveyor, which plat is of record in the Office of the Clerk of the Superior Court of Richmond County, in Plat Reel 623, Pages 2381-2384; reference being made to said plat for a more complete and accurate description as to the metes, bounds, and location of said property. Said property is commonly known as 2017 McNutt Road, Augusta, Georgia 30906. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, the non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including legal fees. This sale will be held subject to all unpaid taxes, assessments, and restrictions of record, if any, transfer tax and all state and county taxes. Said property will be sold as the property of John Overton, Jr. and Catina Overton, the property to the best information, knowledge, and belief of the undersigned, being presently in the possession of John Overton, Jr. and Catina Overton, and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney's fees, all as provided in said deed, and the balance, if any, will be distributed as provided by law. Terms of the sale are to be cash, purchaser paying for papers, revenue stamps, and all state and county taxes. This 26th day of January, 2016.
