NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY Under and by virtue of the Power of Sale contained in a Security Deed from BERNICE G. LOVETT to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR GREEN TREE SERVICING LLC dated DECEMBER 16, 2013, and recorded on DECEMBER 31, 2013, in DEED BOOK 1424, PAGE 2033, of the RICHMOND County, Georgia Records; as last assigned to GREEN TREE SERVICING LLC NKA DITECH FINANCIAL LLC, by Assignment dated MARCH 13, 2015, and recorded on MARCH 24, 2015, recorded at DEED BOOK 1477, PAGE 819, aforesaid records; conveying the after-described property to secure a Note in the original principal amount of ONE HUNDRED NINETEEN THOUSAND, FIVE HUNDRED Dollars and 00/100 ($119,500.00) with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of RICHMOND County, Georgia, within the legal hours of sale on the first TUESDAY in MARCH 2016, the following described property: Real property in the City of Hephzibah, County of RICHMOND, State of Georgia, described as follows: ALL THAT LOT, TRACT, OR PARCEL OF LAND, TOGETHER WITH IMPROVEMENTS THEREON, IF ANY, LYING, BEING, AND SITUATE IN THE STATE OF GEORGIA AND COUNTY OF RICHMOND, BEING KNOWN AND DESIGNATED AS LOT 2 OF BLOCK "J" OF CAMBRIDGE SUBDIVISION, SECTION SIX, PHASE ONE AS SHOWN ON A PLAT OF SURVEY RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF RICHMOND COUNTY, GEORGIA IN PLAT BOOK 3 AT PAGE 156, REFERENCE BEING MADE TO SAID PLAT FOR A MORE COMPLETE AND ACCURATE DESCRIPTION AS TO METES, BOUNDS, COURSES, LOCATIONS AND DISTANCES OF SAID PROPERTY. Commonly known as: 3696 Bansbury Pl, Hephzibah, GA 30815 APN#: 142-4-147-00-0 The indebtedness secured by said Security Deed has been and is hereby declared due and payable because of, among other possible events of default, non-payment of the monthly installments as required by said Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given) and all other payments provided for under the terms of the Security Deed and Note. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
