STATE OF GEORGIA COUNTY OF RICHMOND NOTICE OF SALE UNDER POWER THIS IS NOTICE OF A FORECLOSURE SALE OF REAL PROPERTY. The sale is pursuant to the Power of Sale contained in the Security Deed executed by ROBERTA L. NEAL to AUGUSTA VAH FEDERAL CREDIT UNION dated October 24, 2013, filed for record on October 31, 2013 in the Office of the Clerk of Superior Court of Richmond County in Book 1417, Page 2001, in the principal amount of $117,000.00. The unpaid principal and all accrued interest are now due and payable because of, among other possible events of default, failure to pay the indebtedness as and when due and pay the property taxes in the manner provided in the Notes and Security Deeds. Pursuant to the Power of Sale in the Security Deed, AUGUSTA VAH FEDERAL CREDIT UNION will sell the property described below at public outcry to the highest bidder for cash, before the door of the Courthouse in Richmond County, Georgia, within the legal hours of sale on the first Tuesday in March, 2016, to-wit: March 1, 2016. The property is described as follows: All that tract, lot or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being known and designated as LOT 4, Block "C", HILLWOOD SUBDIVISION, as shown on a plat thereof recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Realty Book 31-Q, page 62; reference being hereby made to said plat for a more complete and accurate description as to the metes, courses, bounds, and location of said property. Current Property address: 544 Hillwood Circle, Augusta, Georgia 30909. Tax Map & Parcel: 025-3-125-00-0. The foreclosure is for the purpose of paying the secured indebtedness, including principal, interest, all expenses of sale, and attorney's fees as provided for in the Note and allowed by Georgia law. To the best of the undersigned's knowledge and belief, equitable title to said property is held by ROBERTA L. NEAL, and said properties will be sold subject to any and all outstanding taxes, assessments, liens, general subdivision restriction, if any, and other restrictions and easements of record, if any. AUGUSTA VAH FEDERAL CREDIT UNION is the holder of the Note and Security Deed to the property in accordance with O.C.G.A. 44-14-162.2.
