NOTICE OF FORECLOSURE SALE UNDER POWER RICHMOND COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Elizabeth J. Harman to Mortgage Electronic Registration Systems, Inc. as nominee for SunTrust Mortgage, Inc., dated January 25, 2013, and recorded in Deed Book 01386, Page 0691, Richmond County, Georgia Records, as last transferred to Federal National Mortgage Association ("Fannie Mae"), a corporation organized and existing under the laws of the United States of America by assignment recorded on January 5, 2016 in Book 01515 Page 0592 in the Office of the Clerk of Superior Court of Richmond County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Forty-One Thousand Five Hundred and 0/100 dollars ($41,500.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on March 1, 2016, the following described property: ALL that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being known and designated as Lot 10 on a plat by Baldwin Engineering Company for Ralph E. Folger, Sr., dated November 4, 1954, and recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Realty Book 21-X, Page 145. Reference is hereby made to said plat for a more complete and accurate description as to the metes, bounds and location of said property. Said property is known under the current system of street numbering in Augusta-Richmond County, Georgia as 92 Milledge Road, Augusta, GA 30904. This is the identical property conveyed to Elizabeth J. Harman by Warranty Deed of Doris D. Lakeman Hoffman f/k/a Doris D. Lakeman and Jennifer Lakeman Riley f/k/a Jennifer C. Lakeman recorded in said Clerk's Office in Book 842, page 2385. M/P No: 027-1-060-00-0 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
