NOTICE OF SALE UNDER POWER GEORGIA, GWINNETT COUNTY By virtue of power of sale contained in Security Deed from Maximiliano Wong to Robert F. Still, dated June 24, 2004, recorded July 2, 2004, in Deed Book 3890, Page(s) 83-88, in the Office of the Clerk of the Superior Court of Gwinnett County, Georgia; being subsequently transferred by that certain Transfer and Assignment from Marcia Ann Millians as Executrix under the Last Will and Testament of Robert Felton Still a/k/a Robert F. Still, deceased, to Marcia Ann Millians, individually, dated July 15, 2011, recorded July 18, 2011, in Deed Book 50773, Page 719, of said records (hereinafter Security Deed), said Security Deed securing a Note dated June 24, 2004, in the original principal amount of One Hundred Fourteen Thousand and 00/100 Dollars ($114,000.00) with interest from date at the rate specified in the note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Gwinnett County Court House/Administration Center, Lawrenceville, Georgia, within the legal hours of sale on the first Tuesday in March, 2016, the same being March 1, 2016, the following described property: All that tract or parcel of land lying and being in Land Lot 160 of the 6th District of Gwinnett County, Georgia, beign part of Site 24A, Block A, and being designated as future Lot 48, Indian Lake Subdivision, as per plat recorded in Plat Book 24, Page 128, Gwinnett County Records, which plat is incorporated herein by this reference and made a part of this description and more particularly described as follows: BEGINNING at an iron pin found on the northeasterly right-of-way line of Indian Lake Drive, which iron pin is 367.00 feet northwesterly as measured along the northeasterly right-of-way line of Indian Lake Drive from the point formed by the intersection of the northeasterly right-of-way line of Indian Lake Drive and the northwesterly right-of-way line of Indian Crest Court; thence North 28 degrees 28 minutes 03 seconds East, 224.49 feet to an iron pin found; thence South 77 degrees 20 minutes 59 seconds West, 11.19 feet to an iron pin found; thence North 36 degrees 56 minutes 04 seconds West, 29.77 feet to an iron pin found; thence South 28 degrees 28 minutes 03 seconds East, 113.59 feet to an iron pin found; thence South 26 degrees 40 minutes 01 seconds West, 66.39 feet to a point; thence South 32 degrees 37 minutes 14 seconds West 22.01 East to a point; thence continuing South 32 degrees 37 minutes 14 seconds West 26.07 feet to a point located on the northeasterly right-of-way line of Indian Lake Drive; thence southeasterly along the northeasterly right-of-way line of Indian Lake Drive 47.04 feet to an iron pin found and the POINT OF BEGINNING; being known as 845 Indian Lake Drive in accordance with the present system of naming streets and numbering houses in Lilburn, Gwinnett County, Georgia, and as shown and delineated on a plat of survey by Josh L. Lewis, III, Registered Land Surveyor, for Dan Black and Peggy Black, dated January 23, 1987. This being the real property known as 845 Indian Lake Drive, Lilburn, Georgia, according to the present system of numbering residences in the Gwinnett County Tax Assessors Office.. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, nonpayment of installments on said loan, and said default not having been cured, after thirty (30) days notice of the same and opportunity to cure. The debt remaining in default, the sale will be made for the purpose of paying the same and all expenses of the sale, including any accrued attorneys fees. Said property will be sold by Marcia Ann Millians, as attorney in fact for Maximiliano Wong, subject to any outstanding ad valorem taxes and/or assessments, and matters of record, if any, having priority over the Security Deed.
