NOTICE OF SALE UNDER POWER, GWINNETT COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Edward Thomas Mullen and Jennifer Diane Mullen to Mortgage Electronic Registration Systems, Inc. as nominee for Decision One Mortgage Company, LLC dated 8/25/2003 and recorded in Deed Book 35172 Page 93, Gwinnett County, Georgia records; as last transferred to or acquired by The Bank of New York Mellon Trust Company, National Association fka The Bank of New York Trust Company, N.A. as successor to JPMorgan Chase Bank, as Trustee for Residential Asset Mortgage Products, Inc., Mortgage Asset-Backed Pass-Through Certificates, Series 2003-RS11, conveying the after-described property to secure a Note in the original principal amount of $ 125,000.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Gwinnett County, Georgia, within the legal hours of sale on March 01, 2016 (being the first Tuesday of said month unless said date falls on a Federal Holiday), the following described property: All that tract or parcel of land lying and being in Land Lot 346 of the 4th District of Gwinnett County, Georgia, being Lot 13 and part of Lot 12, Block 25, Norris Lake Shores, Section No. 5, and being more particularly described as follows: BEGINNING at an iron pin found on the northwesterly right of way of Bradley Drive 75 feet northeasterly, as measured along the northwesterly right of way of Bradley Drive, from its intersection with the northerly right of way of A. T. & T. Co., 100 foot right of way; running thence north 68 degrees 43 minutes 24 seconds west 149.25 feet to an iron pin found running thence north 19 degrees 56 minutes 45 seconds east 23.63 feet to an iron pin found; running thence north 18 degrees 37 minutes 03 seconds east 52.67 feet to an iron pin found, and the line dividing Lots 13 and 14 of said subdivision heretofore referred to; running thence south 71 degrees 50 minutes 39 seconds east 148 feet to an iron pin found on the northwesterly right of way of Bradley Drive; running thence south 18 degrees 12 minutes 55 seconds west along the northwesterly right of way of Bradley Drive 78.38 feet to the iron pin found and the point of beginning, being improved property known as no. 4357 Bradley Drive, according to the present system of numbering of houses in Gwinnett County, Georgia, and being more particularly shown on survey prepared by J.A. Evans Surveying Co., Inc., dated April 11, 1988. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorneys fees (notice of intent to collect attorneys fees having been given).
