NOTICE TO FORECLOSE RIGHT TO REDEEM
TO: ESTATE OF MRS. FRED H. (ADA) BREEDLOVE,
HER HEIRS AT LAW, WILLIAM A. BREEDLOVE
AND ANY PERSON, FIRM OR CORPORATION
WHO MAYASSERT AN INTEREST OR CLAIM
AGAINST SAID ESTATE OR ITS PROPERTY

Take notice that:
The right to redeem the following described property, to wit:
All that lot or parcel of land together with improvements, lying, situate and being in the City of Swainsboro, 53rd G.M. District of Emanuel County, Georgia, and lying in the Southwest corner of the intersection of Stewart Road and Watson Street and fronting on said Watson Street a distance of Two hundred fifty (250) feet and on Stewart Road a distance of Three Hundred (300) feet, with the South and West lines being irregular in shape but fully shown by plat of same made by John E. Dykes, Surveyor, which is recorded in Plat Book 1, Page 352 in the Office of the Clerk of Superior Court of Emanuel County, Georgia, bounded now or formerly as follows; North by Stewart Road; East by Watson Street; South and West by property of L. Reid Watson.
Subject to: Existing easements for rights of way, public utilities.
EMANUEL COUNTY MAP & PARCEL NO: (S42 072).
Said property is the same as that conveyed by a Joint Survivorship Warranty Deed from Herman Kennedy to Fred H. Breedlove and Mrs. Fred H. (Ada) Breedlove dated June 22, 1962 which is recorded in Deed Book EG, Page 61 of the records of the Clerk of Superior Court of Emanuel County, Georgia. Both Fred H. Breedlove (D/O/D – 1997) and Mrs. Fred H. Breedlove (D/O/D- 2010) are deceased. The Grantor herein, William A. Breedlove is their sole heir at law. There has been no administration proceedings performed on either of their estates. Grantor, at the death of his parents took possession of the property, paid some property taxes and held it out as his property. The property was sold by the State and County for unpaid taxes in November, 2014 and the Grantee herein, Robert Rankine purchased the same. Grantor, William A. Breedlove, received all proceeds of the sale over and above those applied for taxes. Grantor now executes this Quitclaim Deed for the purpose of conveying any and all right, title, claim or interest he has in and to said property by virtue of being the sole heir at law of his parents and for the purpose of releasing any right of redemption he might have in and to said property.
was, after advertisement, sold at public outcry on November 4, to satisfy tax fi fa's in favor of the State of Georgia and County of Emanuel City of Swainsboro for the years 2012 and 2013 against William A. Breedlove and/or the Estate of Mrs. Fred H (Ada). Breedlove and will expire and be forever foreclosed and barred on and after the 14th day of February, 2016.
The Tax Sale Deed to which this notice relates is dated the 4th day of November, 2014, and is recorded in the office of the Clerk of the Superior Court of Emanuel, County, Georgia, in Deed Book 409 at pages 426-427. Said Tax Sale Deed conveyed the rights therein to Robert Rankine.
The property may be redeemed at any time before the 14th day of February, 2016, by payment of the redemption price as fixed and provided by law to the undersigned at the following address: Robert Rankine, P. O. Box 1985, Swainsboro, Georgia, 30401. Telephone #: 478-494-0891.
