NOTICE OF FORECLOSURE OF RIGHT TO REDEEM STATE OF GEORGIA, COUNTY OF HART [REF. O.C.G.A., Section 48-4-5 et seq.; 48-4-45 & 48-4-46] TO: 1. JOHNNY SWANEY 2. ALL PERSONS KNOWN OR UNKNOWN WHO MAY CLAIM AN INTEREST IN PROPERTY KNOWN AS 25 FOURTH STREET RE: FORECLOSURE OF EQUITY OF REDEMPTION FOR TAX SALE DEED [REF. O.C.G.A. 48-4-45, 46] Take notice that: The right to redeem the following described property, to wit: All that tract or parcel of land, with improvements thereon, lying and being in the City of Hartwell, 1112th Georgia Militia District of Hart County, Georgia, containing 0.59 of an acre, more or less, being designated as Lot No. 3 of Arnold Miller Subdivision, and being bounded substantially as follows: On the Northeast by property of Hart County Board of Education; on the Southeast by property of Ginn; on the Southwest by right of way of Lynhart Street; and on the Northwest by right of way of Fourth Street. The above-described property is more particularly shown and delineated on a plat of survey prepared by Russell N. Bartlett, Registered Land Surveyor, dated August 20, 1990, of record in Plat Book 27 at Page 370 in the Office of the Clerk of the Superior Court of Hart County, Georgia, which plat and the recordation thereof are by reference incorporated herein to aid in this description. Being known as Tax Map and Parcel No. I70E 008, Hart County, Georgia. This is the same property as that conveyed to Louise K. Blume by Warranty Deed dated November 7, 1990, from Neil Webster Harrison, II and Ellen V. Harrison, of record in Deed Book 220, Page 353, Hart County, Georgia Records, this deed being expressly by reference incorporated into and made a part of this description as if fully set forth herein. This conveyance is subject to all easements, restrictions and covenants of record. Further described as Tax Parcel I70E 008 will expire and be forever foreclosed and barred on and after the 3rd day of March, 2016 or within 30 days after legal service of the Notice pursuant to OCGA 48-4-45 et seq., whichever date is later. The tax deed to which this notice relates is dated the 3rd day of March, 2015, and is recorded in the office of the Clerk of the Superior Court of Hart County, Georgia, in Deed Book 784 at page 138. The property may be redeemed at any time before the 3rd day of March 2016, by payment of the redemption price as fixed and provided by law to the undersigned at the following address: Hwy 29 Properties, LLC c/o John Hollis Baker, Esq.
