NOTICE OF PUBLIC HEARING UPON APPLICATION FOR ANNEXATION AND REZONING Pursuant to O.C.G.A. 36-36-1 et seq. and O.C.G.A. 36-36-20 et seq., notice is hereby given that the City of Buford, a Georgia Municipal Corporation, will hold a public hearing to evaluate the applications of certain landowners, more fully set forth on Exhibit A, to annex and zone property to the corporate limits of the City of Buford as provided in O.C.G.A. 36-36-20 which is contiguous to the existing limits. The property proposed for annexation and rezoning is contiguous to the present corporate limits of the City of Buford and is more particularly described in Exhibit A attached hereto. EXHIBIT A OWNER/APPLICANT: Trust Under Last Will and Testament of Lecil J. Payne, deceased (1/2 interest) and Halcyon Partners, LP (1/2 interest) CURRENTLY ZONED: R-100 PROPOSED ZONING: R-100 All that tract or parcel of land lying and being in Land Lots 327 and 328 of the 7th Land District, Gwinnett County, Georgia and being more particularly described as follows; Beginning at the intersection of the easterly right-of-way of Lakeshore Drive (50 right-of-way) and the northerly right-of-way of Buford Dam Road (80 right-of-way), said point marked by an iron pin set; THENCE from said point as thus established, continuing on said easterly right-of way of Lakeshore Drive the following two (2) courses and distances: North 29 Degrees 15 Minutes 02 Seconds East for a distance of 249.64 feet to a point; THENCE along a curve to the left having a radius of 796.13 feet and an arc length of 320.36 feet being subtended by a chord bearing of North 17 Degrees 43 Minutes 22 Seconds East and a chord distance of 318.20 feet to a point; THENCE leaving said right-of-way and traveling South 83 Degrees 48 Minutes 16 Seconds East for a distance of 378.84 feet to a point; THENCE South 25 Degrees 28 Minutes 28 Seconds East for a distance of 358.73 feet to a point, said point marked by a concrete monument found; THENCE South 61 Degrees 30 Minutes 29 Seconds West for a distance of 532.88 feet to a point on the northerly right-of-way of Buford Dam Road, said point marked by an iron pin set; THENCE traveling on said right-of-way North 71 Degrees 21 Minutes 31 Seconds West for a distance of 169.24 feet to a point; THENCE continuing on said right-of-way along a curve to the right having a radius of 2824.79 feet and an arc length of 128.80 feet being subtended by a chord bearing of North 70 Degrees 03 Minutes 08 Seconds West and a chord distance of 128.78 feet to a point, said point being THE TRUE POINT OF BEGINNING. Said property contains 6.51 Acres. Also shown as Lots 3, 4, 5 & 6 on plat of survey for Larry Payne by Gresham Planning and Development Inc., Charles L. The Buford City Commission will hold a public hearing to discuss and pass upon the proposed applications for annexation and rezoning at Buford City Hall, 2300 Buford Highway, Buford, Gwinnett County, Georgia 30518 on Monday, February 1, 2016 at 7:00 p.m. The City of Buford Planning Commission will hold a public hearing and make recommendation on such application for annexation and rezoning on Tuesday, January 12, 2016, at 7:00 pm, Buford City Hall, 2300 Buford Highway, Buford, Gwinnett County, Georgia 30518.
