POWER OF SALE Under and by virtue of the power of sale contained in that certain Deed to Secure Debt from Betty F. Whitt and Brandy Nicole Couls to Glynn Teachers Federal Credit Union, dated February 11, 2005, securing a promissory note in the original principal amount of $35,000.00, recorded in the Office of the Clerk of Superior Court of Glynn County, Georgia at Deed Book 1614, Page 97, there will be sold at public outcry before the courthouse door of Glynn County, Georgia in February, 2016, between the legal hours of sale by Marshland Community Federal Credit Union fka Glynn Teachers Federal Credit Union, the following described real property to-wit: All that certain tract, lot tract or parcel of land situate, lying and being in Glynn County, Georgia, and in that subdivision therein known as GLYNCO ANNEX SUBDIVISION, described and identified according to a map and plan of said subdivision made by John H. Ringeling, Engineer, dated April 20, 1959, of record in the Office of the Clerk of Glynn County Superior Court (to which reference is hereby made for all purposes) as ALL OF LOT NUMBER TWENTY FOUR (24) in BLOCK "A", GLYNCO ANNEX SUBDIVISION. This being the same property which was conveyed to Talmadge Whitt and Betty F. Whitt by deed recorded in Deed Book 14-B, page 360, Glynn County Public Records. Said property will be sold as the property of Betty F. Whitt and Brandy Nicole Couls to satisfy the indebtedness secured by said Deed to Secure Debt, together with interest and penalties due thereon from said date until paid. Said indebtedness is in default and has been declared due and payable in full. The proceeds arising from sale of said property will be applied as provided in said Deed to Secure Debt.Said property will be sold subject to the following: Any and all ad valorem taxes or other assessments owing thereon, and other liens or security deeds which may be superior to said Deed to Secure Debt; all prior restrictive covenants, easements, rights-of-way or encumbrances; all valid zoning or other laws or ordinances; and matters which would be disclosed by an accurate inspection and survey of the property. To the best knowledge and belief of the undersigned, Betty F. Whitt or Brandy Nicole Couls are in possession of the property.
