NOTICE OF SALE UNDER POWER GEORGIA, Gwinnett COUNTY THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Jean Bentley Cole f/k/a Dorothy Jean Bentley to Unity Mortgage Corp dated 02/27/08, recorded in Deed Book 48697, Page 0446, Gwinnett, County, Georgia Records, as last transferred to James B. Nutter & Company by assignment recorded in Deed Book 49786, Page 603, Gwinnett County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of $202,500.00, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash or certified check only before the courthouse door of Gwinnett County, Georgia within the legal hours of sale on February 2, 2016, the following described property: All that tract or parcel of land lying and being in Land Lot 116 of the 5th District of Gwinnett County, Georgia, and in the City of Lawrenceville, and being Lot Number 28, Block G, Forest Hills Subdivision, and being shown and delineated on a plat of survey for William T & Dorothy Bentley by Higginbotham & James, Surveyors, dated September 17, 1963, as revised May 21, 1964, as follows: Beginning at an iron pin corner located on the Southeast side of the right of way of Georgia Highway 124, which point of beginning is 659.9 feet in a southwest direction, as measured along said Highway right of way, from the point of intersection of said highway right of way with the Southerly side of the right of way of Long Leaf Drive; thence South 76 degrees 29 minutes East for 185 feet to an iron pin; thence South 13 degrees 47 minutes West for 105.1 feet to an iron pin; thence North 76 degrees 30 minutes West for 184.9 feet to an iron pin on the right of way of said Highway; thence in a Northeast direction along said Highway right of way for 105 feet to the point of beginning. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorneys fees (notice of intent to collect attorneys fees having been given).
