NOTICE TO FORECLOSE RIGHT TO REDEEM
Take notice that:
The right to redeem the following described property, to wit:
All that tract or parcel of land lying and being in the 8th District, 1st Section of Fannin County, being a part of Land Lot No. 9 and being further described as 1.53 acres, more or less, (the most southeastern 1.53 acre tract), as shown on that plat of survey prepared for Bobby L. Thrasher property, dated November 19, 2001, prepared by Richard E. Nutt, G.R.L.S. #1797, said plat of survey recorded in Plat Hanger D-185, page 3, Fannin County Deed Records. Said plat of survey being incorporated herein by reference thereto for a more complete and accurate metes and bounds description of the above-described property. Being a portion of that property conveyed from M. Paul Atkisson to Bobby L. Thrasher and Sally M. Thrasher by Warranty Deed dated May 17, 1990, recorded May 17, 1990, in Deed Book 160, page 309, Fannin County Deed Records. Being a portion of that property conveyed from Sally M. Thrasher to Bobby L. Thrasher by Warranty Deed dated October 21, 1991, recorded October 21, 1991, in Deed Book 177, page 552, Fannin County Deed Records. Harold Thrasher as Administrator of the Estate of Bobby Lee Thrasher a/k/a Bobby L. Thrasher herein reserves a twenty foot easement for ingress and egress running as near the stream as possible, for ingress and egress to the most southwestern 1.53 acre parcel as shown on the above-referenced plat of survey. Said easement shall not be a mere license, but shall be a right running with the land and shall inure to the benefit and burden of Harold Thrasher as Administrator of the Estate of Bobby Lee Thrasher a/k/a Bobby L. Thrasher, the Grantee, their heirs and assigns. Water Rights: The above-described property subject to easement rights for water usage from a well and water system located on the above-described property, said rights granted to the owners, (but ONLY to the owners, NOT to their heirs and assigns), of the 1.53 acre tract, the 1.53 acre tract, the 1.53 acre tract and the 1.55 acre tract, all four parcels as shown on the above-referenced plat. Any owner tying onto the well and water system shall share equally with all other users tied onto the well for the costs of repair, maintenance and replacement costs for said well and water system. General Easement Area: All lands of Harold Thrasher as Administrator of the Estate of Bobby Lee Thrasher a/k/a Bobby L. Thrasher shall be subject to a twenty (20) foot easement for a 12 gravel road for ingress and egress, installation, repair and maintenance of utility lines (as well as a general easement from any power poles to the nearest property line), for installation, repair and maintenance of water lines, said easement area to be ten (10) foot on each side of all property lines. Said easement shall not be a mere license, but shall be a right running with the land and shall inure to the benefit and burden of Harold Thrasher as Administrator of the Estate of Bobby Lee Thrasher a/k/a Bobby L. Thrasher, the Grantee, their heirs and/or assigns. As described in Deed Book 628, page 425. Further described as Map & Parcel 000903702. will expire and be forever foreclosed and barred on and after the 2nd day of February, 2016. The tax deed to which this notice relates is dated the 7th day of October, 2014, and was recorded on November 14, 2014, in the office of the Clerk of Superior Court of Fannin County, Georgia, in Deed Book 1109, at pages 774-776. The property may be redeemed at any time before the 2nd day of February, 2016, by payment of the redemption price as fixed and provided by law to the undersigned at the following address: Angela Stewart DeLorme, Attorney for Purchasers Bruce Weber and Marie Weber, 730 East 2nd Street, Suite 101, Blue Ridge, Georgia, 30513.
