POWER OF SALE Under and by virtue of the power of sale contained in that certain Deed to Secure Debt from Pearl H. Hankerson to Glynn Teachers Federal Credit Union, dated September 21, 1994, securing a promissory note in the original principal amount of $38,000.00, recorded in the Office of the Clerk of Superior Court of Glynn County, Georgia at Deed Book 54-Z, Page 3, and subsequently modified there will be sold at public outcry before the courthouse door of Glynn County, Georgia in February, 2016, between the legal hours of sale by Marshland Community Federal Credit Union, fka Glynn Teacher's Federal Credit Union the following described real property to-wit: All that tract or parcel of land situate, lying and being in the City of Brunswick, Glynn County, Georgia and being all of Lot No. 11, Block "K" Section 3, Magnolia Park Subdivision and being more particularly described as follows: BEGINNING at a point on the west side of Woodland Way, which said point is South 18 degrees, 36 minutes East a distance of 100.0 feet from the Southwesterly most corner of the intersection of Woodland Way and Pinewood Drive, running thence South 18 degrees, 36 minutes East along the Westerly line of Woodland Way a distance of 78.05 feet to a point; thence South 71 degrees, 24 minutes West a distance of 146 feet to a point; thence North 18 degrees, 36 minutes West a distance of 53.07 feet to a point; thence North 42 degrees, 36 minutes East a distance of 50.3 feet to a point; thence North 71 degrees, 24 minutes East a distance of 100.00 feet to a point on the westerly side of Woodland Way and the point of beginning. Said lot of land being more minutely described by a plat of same prepared by John R. Ringeling, Registered Engineer, dated April 25, 1967, which said plat is referred to for more specific description. Said property will be sold as the property of Pearl H. Hankerson to satisfy the indebtedness secured by said Deed to Secure Debt, together with interest and penalties due thereon from said date until paid. Said indebtedness is in default and has been declared due and payable in full. The proceeds arising from sale of said property will be applied as provided in said Deed to Secure Debt. Said property will be sold subject to the following: Any and all ad valorem taxes or other assessments owing thereon, and other liens or security deeds which may be superior to said Deed to Secure Debt; all prior restrictive covenants, easements, rights-of-way or encumbrances; all valid zoning or other laws or ordinances; and matters which would be disclosed by an accurate inspection and survey of the property. To the best knowledge and belief of the undersigned, the estate of Pearl H. Hankerson is in possession of the property. The purchaser shall pay for all costs and attorney's fees incident to the foreclosure, including Georgia Real Estate Transfer Tax, except such costs and attorney's fees as are chargeable to the Grantors under the terms of said Deed to Secure Debt.
