NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY Under and by virtue of the power of sale contained in a Deed to Secure Debt from Arzelma McCorkle Rountree to Rascal Enterprises, Inc., A Georgia Corporation, dated June 20, 2014, recorded in Deed Book 1455, Pages 187-190, Richmond County, Georgia records. Said Deed to Secure Debt having been given to secure a note dated June 20, 2014 in the original principal sum of Twenty Six Thousand Three Hundred and 00/100 ($26,300.00) Dollars with interest from date at the rate stated in said note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Richmond County, Georgia within the legal hours of sale on the first Tuesday in February, 2016, the property described in said Deed to Secure Debt, to wit: All those lots or parcels of land, situate, lying, and being in Richmond County, Georgia, containing 1.58 acres, more or less, and being known and designated as Lots 58 and 60, Block A, Section II, Kristin Landing Subdivision, as shown on a plat thereof prepared by Robert L. Herrington, Jr., Reg. Land Surveyor, which plat is of record in the Office of the Superior Court Clerk for Richmond County, Georgia in Plat Reel 365, Pages 2246-2251F; reference being made to said plat for a more complete and accurate description of said property. Said property is commonly known as 1612 and 1616 Keron Way, Hephzibah, Georgia 30815. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, the non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including legal fees. This sale will be held subject to all unpaid taxes, assessments, and restrictions of record, if any, transfer tax and all state and county taxes. Said property will be sold as the property of Arzelma McCorkle Rountree, the property to the best information, knowledge, and belief of the undersigned, being presently in the possession of Arzelma McCorkle Rountree, and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney's fees, all as provided in said deed, and the balance, if any, will be distributed as provided by law. Terms of the sale are to be cash, purchaser paying for papers, revenue stamps, and all state and county taxes. This 28th day of December, 2015.
