CLASS:007 NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF COWETA By virtue of the power of sale contained in a Deed to Secure Debt given by Roderick Roberts and Tammara Harper in favor of Clarence A. Freeman and Janice D. C. Freeman, dated October 22, 2015, and recorded in Deed Book 4289, Page 346, Coweta County, Georgia records, conveying the property described herein to secure a Note in the original principal amount of EIGHTY NINE THOUSAND & 00/100 DOLLARS ($89,000.000) with interest thereon as set forth therein, and a Note in the original principal amount of ONE THOUSAND SEVEN HUNDRED SIXTY FOUR & 01/100 DOLLARS ($1,764.01), with interest thereon as set forth therein, there will be sold at public outcry for cash to the highest bidder before the Courthouse door of Coweta County, Georgia, between the legal hours of sale on the first Tuesday in February, 2016, the following property, to-wit: All that tract or parcel of land situate, lying and being in Land Lot 98 of the 5th Land District of Coweta County, Georgia, and being more particularly described as that certain .33 acre parcel on that certain survey prepared for Clarence Freeman by John R. Christopher, R.L.S., dated October 8, 2015 and being of record at Plat Book 93, Page 232, Coweta County, Georgia Records. Reference to said plat is hereby made for a more complete and accurate description of said .33 acre parcel. The debt secured by said Deed to Secure Debt having been declared due because of, among other possible events of default, failure to make payments as and when due under the terms of said Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including reasonable attorney's fees, notice of intent to collect attorney's fees having previously been given. To the best of the knowledge and belief of the undersigned, equitable title to said property is held by Roderick Roberts and Tammara Harper, or a tenant or tenants. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Deeds to Secure Debt.
