STATE OF GEORGIA COUNTY OF FANNIN NOTICE TO FORECLOSE RIGHT TO REDEEM Take notice that: The right to redeem the following described property, to wit: All that tract or parcel of land lying and being in the 8th District and 1st Section of Fannin County, Georgia, and being a part of Land Lot No. 5, containing acres of land, more or less, as shown on a plat and survey dated October 1, 1998, prepared by Lane S. Bishop, G.R.L.S. No. 1575 for Wayne and Sandra Daniell and being recorded in Plat Hanger A-446, page 3, in the office of the Clerk of Superior Court, Fannin County, Georgia. Said plat being incorporated herein and made a part of this deed thereto for a more complete and accurate description of the above described property. This conveyance is made subject to any and all easements, restrictions and rights-of-way as shown on the above referenced plat or as appearing of record. LESS & EXCEPT all that tract or parcel of land lying and being in the 8th District, 1st Section, Land Lots 4 and 5 of Fannin County, Georgia, containing 2.10 acres, more or less, and being shown as Lot 1 on a plat of survey by Lanes S. Bishop and Associates, Shelly J. Bishop, G.R.L.S. No. 2536, dated September 3, 2002, and recorded in Fannin County Records in Plat Hanger C-334, page 3. Said plat is incorporated herein by reference hereto for a full and complete description of the above described property. Subject to 10 foot gravel access drive as shown on plat recorded in Fannin County Records in Plat Hanger C-334, page 3. Subject to potential encroachment of wooden fence as shown on plat recorded in Fannin County Records in Plat Hanger C-334, page 3. Subject to water rights and easement. Being and intended to be a portion of the same property conveyed by Quitclaim Deed dated May 13, 1999, from Wayne Daniell and Sandra Daniell in favor of Sandra Daniell and recorded in Fannin County Records in Deed Book 328, page 3. Said property described in Deed Book 469, page 134, Fannin County Records. LESS & EXCEPT all that tract or parcel of land lying and being in the 8th District, 1st Section of Fannin County, being a part of Land Lots 4 and 5 and being further described as Lot 2, 3.37 acres, more or less, as shown on that plat of survey prepared for Jerry B. Jordan and Janet D. Ross by Shelly J. Bishop, G.R.L.S. No. 2536, dated September 3, 2002. Said plat of survey being recorded in Plat Hanger C-359, page 8, Fannin County Deed Records. Said plat of survey is incorporated herein by reference thereto for a more complete and accurate metes and bounds description of the above-described property. Being a portion of that property conveyed by Quitclaim deed from Wayne Daniell and Sandra Daniell to Sandra Daniell on May 13, 1999, recorded in Deed Book 328, page 3, Fannin County Deed Records. Herein conveyed is an easement for ingress, egress and utility installation (underground) over and across her remaining lands, along and with a 10' gravel access drive, as shown on the above-referenced plat, leading to the above-described property. Said easement shall not be a mere license, but a right running with the land and shall inure to the benefit and burden of the Grantees, the Grantor, their heirs and assigns. Said property described in Deed Book 493, page 1, Fannin County Records. As described in Deed Book 328, page 3 and Deed Book 304, page 759. Further described as Map & Parcel 00270322A. will expire and be forever foreclosed and barred on and after the 2nd day of February, 2016. The tax deed to which this notice relates is dated the 7th day of October, 2014, and was recorded on November 14, 2014, in the office of the Clerk of Superior Court of Fannin County, Georgia, in Deed Book 1109, at pages 765-767.
