gpn14 HS Foreclosures NOTICE OF SALE STATE OF GEORGIA COUNTY OF EFFINGHAM WHEREAS, there has been a default in the payment of the indebtedness secured by that certain Deed to Secure Debt dated April 9, 2014, executed by SOUTHERN COASTAL HOMES INC., of Tattnall County, Georgia, and by Richard Penn Bradley III, Individually as Guarantor in the original principal amount of One Hundred Eighty Thousand One Hundred Ten and 00/100 ($180,110.00) Dollars, recorded in Deed Book 1817, Pages 258-270, in the Office of the Clerk of Superior Court of Liberty. County, Georgia. WHEREAS, under the provisions of the said Deed to Secure Debt said indebtedness secured thereby has immediately become due and payable and remains in default. NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS: That pursuant to the terms of the original Deed to Secure Debt and the power of sale contained therein and the laws in such cases made and provided, after proper advertisement, the undersigned, on the First Tuesday in January, to wit: January 5, 2016, before the Courthouse door in Liberty County, Georgia, between the legal hours of sale, will expose for sale to the highest and best bidder for cash the following described property, to-wit: All that certain lot, tract or parcel of land situate, lying and being in the 1476th G.M. District of Liberty County, Georgia, and being in the City of Hinesville, being known and designated as Lot No. 37, The Preserve at Cinder Hill, Phase 2A, as shown and represented on that certain plat of survey made and prepared by Joe P. Davis, Georgia Registered Land Surveyor No. 1436, dated June 21, 2013, and being recorded in Plat Section P-69 pages 1A-1B, in the Office of the Clerk of Superior Court of Liberty County, Georgia, said plat by specific reference is made a part hereof for descriptive and all other purposes. Said lot of land being bounded, now or formerly, as follows: Northeasterly by Lot No. 38; Southeasterly by lands of James N. Osteen Jr.; Southwesterly by Lot No. 36; and Northwesterly by the right of way of Alyson Court, all as shown on the above referred to plat of survey. Said sale of property will be made for the purpose of paying the indebtedness, which said deed was given to secure, and the proceeds will be applied as provided therein. A deed will be executed to the purchaser by the undersigned under the provisions of said deed to secure debt. Purchaser shall pay title, transfer tax and ad valorem taxes on said property.
