"NOTICE OF RIGHT TO REDEEM REAL PROPERTY FROM TAX SALE

Please Take Notice:
That the right to redeem the following described property, to wit:
All that tract or parcel of land lying and being in the 10th District and 2nd Section, of Gilmer County, Georgia, and being part of Original Land Lot Nos. 113, 114, 139, 140 and 150 and being designated as Tract 24, containing 2.70 acres, more or less, of Sluder Place, Phase I, as per plat made by Lane S. Bishop, Georgia Registered Land Surveyor No. 1575, dated June 7, 1995, recorded in Plat Book 25, Pages 230 through 237, Gilmer County, Georgia Records; which reference is made for the purpose of incorporating the same as a part herein.
All that tract or parcel of land lying and being in the 10th District and 2nd Section, of Gilmer County, Georgia, containing 0.37 acres, more or less and being part of Tract 23, of Sluder Place, Phase I, in Original Land Lot Nos. 113, 114, 139, 140 and 150, said subdivision plat made by Lane S. Bishop, Georgia Registered Land Surveyor No. 1575, dated June 7, 1995, recorded in Plat Book 25, Pages 230 through 237, Gilmer County, Georgia Records and being more particularly described as follows: BEGINNING at the Southeast corner of Tract 23 at an iron pin located at the right of way of Walker Ridge Road and running thence North 77 degrees 26 minutes 14 seconds West a distance of 352.65 feet, more or less, to a point located at the centerline of Harper Creek; thence North 07 degrees 49 minutes 48 seconds West along the centerline of Harper Creek a distance of 98.77 feet, more or less, to a point; thence South 63 degrees 39 minutes 09 seconds East a distance of 397.98 feet to the iron pin at the Southeast corner of Tract 23 at the right of way of Walker Ridge Road, the POINT OF THE BEGINNING, containing 0.37 acres, more or less.
SUBJECT to all existing easements, rights of way and notes, shown on plat.
ALSO CONVEYED hereby is the perpetual right of ingress and egress over and across all private roads shown on the plat recorded in said Plat Book 25, Pages 230 through 237, Gilmer County Records.
The above-described property is hereby conveyed subject to the following restrictions which are covenants to run with the title to the land: 1) No tents, mobile homes, double wide homes, or trailers may be located on subject property. 2) No junk yards or commercial businesses of any nature are permitted. 3) No farm animals other than horses shall be allowed on the subject property. 4) No poultry houses shall be allowed on subject property. 5) All homes constructed on subject property shall contain a minimum of 1200 square feet of heated living area.
As described in Deed Book 1338, Page 384. Further described as Map & Parcel 3046F024.
will expire and be forever foreclosed and barred on and after the 15th day of January, 2016.
The Tax Sale Deed to which this notice relates is dated November 4, 2014, and recorded in Deed Book 1894, pages 328-329, Office of Clerk of Superior Court, Gilmer County, Georgia.
The property may be redeemed at any time before the 15th day of January, 2016, by payment of the redemption price as fixed and provided by law to the undersigned at the following address: 15 North Avenue, Ellijay, Georgia 30540.
