gpn11 CN6541 STATE OF GEORGIA COUNTY OF CATOOSA NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by Trixy Darrene Crowe and Albert Lee Crowe to Mortgage Electronic Registration Systems, Inc. as nominee for Taylor, Bean and Whitaker Mortgage Corp. and its successors and assigns dated May 19, 2008, and recorded in Deed Book 1438, Page 652, Catoosa County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Selene Finance LP by Assignment, securing a Note in the original principal amount of $98,455.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, January 5, 2016, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that tract or parcel of land lying and being in Original Land Lot No. 22, in the 9th District and 4" Section of Catoosa County, Georgia, being known and designated as Lot No. Twenty-two (22), Brookvale Estates Subdivision, as shown by plat of said Subdivision of record in Plat Book 6, Page 192, in the Office of the Clerk of the Superior Court of Catoosa County, Georgia, being more particularly described as follows: BEGINNING at a point in the northern right of way line of Steele Road, which point is 1,165.5 feet from the intersection of the northern right of way line of Steele Road and the eastern right of way line of Lakeview Drive (a/k/a Georgia State Highway No. 218), as measured in an easterly direction along and with the northern right of way line of Steele Road, and from said point thence north 01 degree 30 minutes west a distance of 200 feet to a point; thence north 88 degrees 30 minutes east, a distance of 80 feet to a point; thence south 01 degree 30 minutes east a distance of 200 feet to a point; thence south 88 degrees 30 minutes west, along and with the northern right of way line of Steele Road, a distance of 80 feet to the point of beginning, being described in accordance with a plat of survey prepared by Jack B. Kimsey, Georgia Registered Surveyor No. 1417, dated 9/04/97, entitled "Survey Drawing- Re: David S. Whitis & wife, Trixy D. Whitis." THIS CONVEYANCE IS MADE SUBJECT TO THE FOLLOWING: Any governmental zoning and subdivision ordinances or regulations in effect thereon. All applicable conditions, restrictions, reservations, easements, etc., as shown on recorded plat.
