TAKE NOTICE THAT SAM HOWARD ESTATE & HEIRS KNOWN OR UNKNOWN
HAVE THE RIGHT TO REDEEM THE FOLLOWING DESCRIBED PROPERTY, TO WIT:
All that tract or parcel of land lying and being in Land Lot No. 72 and 79, in the 14th District and 4th Section, of Chattooga County, Georgia and more particularly described as follows, to-wit: Beginning at a certain ditch on the Public Road leading from Perennial Springs at a point dividing the lands of T.S. Weems and the lands formerly owned by T. Jones and J.L. Pollock, now or formerly owned by Clarence C. Caldwell, Walter Buford Caldwell, Mabel Ethel Caldwell, B.F. Caldwell and Hill Caldwell being all the heirs at law of J.W. Caldwell and running along said ditch to the original line of Land Lot No. 79; thence West along said North line to a certain persimmon tree; thence along a certain ditch to the beginning point. Said ditch running along said public road; also a certain tract of land beginning on the West side of the railroad in Lot No. 72 on the South line of said lot and thence running West to the original corner; thence North to the Woodrow Wilson (formerly Fink) land; thence along said land to railroad right-of-way; thence Southeast along the railroad right-of-way to beginning point. Both of said tract containing 28.2 acres, more or less, as shown by plat made by W.L. Gamble of which said plat is made a part of this description. Bounded on the North and East by lands of Central of Georgia Railroad right-of-way and by lands of J.W. Caldwell; on the South by the lands of Weems and Rice and on the West by lands of Wilson.
LESS AND EXCEPT: all or any tract of land containing 11.60 acres, more or less, as recorded in Deeds of Record in Chattooga County, Georgia Records.
SUBJECT TO: any and all covenants, easements or restrictions of record, if any.
THIS TRACT containing 16.60 acres, more or less.
As described in Deed Book 39, Page 421. Further described as Map & Parcel 4095.
THEIR RIGHT TO REDEMPTION WILL EXPIRE AND BE FOREVER FORECLOSED AND BARRED ON AND AFTER THE 4TH DAY OF JANUARY, 2016. THE TAX DEED TO WHICH THIS NOTICE RELATES IS DATED NOVEMBER 4, 2014 AND IS RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF CHATTOOGA COUNTY, GEORGIA, IN DEED BOOK 634, PAGE 589-590.
THE PROPERTY MAY BE REDEEMED AT ANY TIME BEFORE THE 4TH DAY OF JANUARY, 2016, BY PAYMENT OF THE REDEMPTION PRICE AS FIXED AND PROVIDED BY LAW TO THE UNDERSIGNED AT THE FOLLOWING ADDRESS: 9933 COMMERCE STREET, SUMMERVILLE, GA 30747.
