STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER Under and by virtue of the power of sale contained in a Security Deed from CLIFTON L. JOHNSON, HENRY L. JOHNSON and SHERRY M. JOHNSON to UNITED COMMUNITY BANK, dated July 26, 2012, recorded August 1, 2012, in Deed Book 3027, Page 368, Glynn County, Georgia records, said Security Deed being given to secure a Note from CLIFTON L. JOHNSON, HENRY L. JOHNSON and SHERRY M. JOHNSON dated July 26, 2012, in the original principal amount of Seventy Eight Thousand Three Hundred Sixty Nine and 21/100 ($78,369.21) Dollars, with interest thereon on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Glynn County, Georgia, within the legal hours of sale on the first Tuesday in January, 2016, the following described property: All that certain lot, tract or parcel of land situate, lying and being in the 1356th Land District of Glynn County, Georgia, and being 0.372 acres more or less as shown on that plat of survey entitled "Lambert 0.372 Acres Tract", dated February 5, 1997, prepared by Norman G. Blood, Georgia Registered Land Surveyor No. 2360, a copy of said plat being attached to a warranty deed from Charlie A. Baker, Pamela G. Baker and Patsy E. Crandell f/k/a Patsy Baker, dated February 6, 1997, and recorded in the Office of the Clerk of Glynn Superior Court in Deed Book 200, Folio 42. Reference is hereby made to said plat and to the record thereof for all purposes of description and identification, and for all other purposes allowed by law. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, easements, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. To the best knowledge and belief of the undersigned, the party in possession of the property is CLIFTON L. JOHNSON, HENRY L. JOHNSON and SHERRY M. JOHNSON or a tenant or tenants.
