NOTICE OF FORECLOSURE SALE UNDER POWER RICHMOND COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Tatiana L. Ortiz, N/K/A, Tatiana L. Soltani to Mortgage Electronic Registration Systems, Inc. as nominee for SunTrust Mortgage, Inc., dated September 19, 2014, and recorded in Deed Book 01458, Page 0701, Richmond County, Georgia Records, as last transferred to SunTrust Mortgage, Inc. by assignment recorded on September 16, 2015 in Book 01501 Page 1681 in the Office of the Clerk of Superior Court of Richmond County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Seventy-Three Thousand Nine Hundred Ninety and 0/100 dollars ($73,990.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on December 1, 2015, the following described property: LAND REFERRED TO IN THIS COMMITMENT IS DESCRIBED AS ALL THAT CERTAIN PROPERTY SITUATED IN CITY OF AUGUSTA IN THE COUNTY OF RICHMOND, AND STATE OF GEORGIA AND BEING DESCRIBED IN A DEED DATED 02/19/2008 AND RECORDED 02/20/2008 IN BOOK 1164 PAGE 2367 AMONG THE LAND RECORDS OF THE COUNTY AND STATE SET FORTH ABOVE, AND REFERENCED AS FOLLOWS ALL THAT LOT OR PARCEL WITH IMPROVEMENTS THEREON, SITUATE LYING AND BEING IN THE STATE OF GEORGIA COUNTY OF RICHMOND BEING KNOWN AND DESIGNATED AS LOT 10 AS SHOWN ON A PLAT THEREOF RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF RICHMOND COUNTY GEORGIA, IN REALTY REEL 768, PAGE 1211, REFERENCE IS MADE TO SAID PLAT FOR A MORE COMPLETE AND ACCURATE DESCRIPTION OF SAID PROPERTY, ITS METES, BOUNDS DISTANCES, AND LOCATION PARCEL NO 0473377000 COMMONLY KNOWN AS 726 HOPKINS ST, AUGUSTA, GA 30901 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
