NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY By virtue of Power of Sale contained in Deed to Secure Debt from PAMELA A. SANDERS n/k/a PAMELAS JOURNIE hereinafter Grantor(s), to ESTATE OF JOSEPH T. CRENSHAW, SR., dated April 27, 2012, recorded in Deed Book 1348, Page 2106, Richmond County Records; said Deed to Secure Debt being given to secure a Note and Security Agreement in the principal amount of $88,000.00; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Richmond County, Georgia, within the legal hours of sale on Tuesday, August 4, 2015, the following described property: Tract 1: ALL THAT TRACT OR PARCEL of land, lying and being in the 123rd District G.M. of Richmond County, Georgia. Said lot being a portion of Lot #9 as shown on a plat of Reedale, prepared by Walter Flythe, C.E. in March 1932, and recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Book 12K, Page 70. Said lot fronts one hundred and five (105) feet on the South side of Harding Road, and extends back between parallel lines a distance of two hundred and ten (210) feet, more or less, to Lot #11 on said plat of Reedale. Said lot being bounded: On the North by Harding Road, East by the lands of J.H. Cawley, South by Lot #11 as shown on said plat of Reedale and West by the property now or formerly of W.C. May. Said property is subject to any and all easements and restrictions of record in aforesaid Clerk's Office. Said property is more commonly known as 2108 Harding Road, Augusta, GA 30906. Godman & Associates, Georgia Registered Land Surveyor No. 1977. Said survey being recorded in Reel 265, Page 140 in the Office of the Clerk of the Superior Court of Richmond County, Georgia. Said survey is incorporated herein by reference for a more complete and accurate description of the above described lands. Said property is subject to any and all easements and restrictions of record in aforesaid Clerk's Office. Said property is more commonly known as 3011 Peach Orchard, Augusta, GA 30906. Said property is the same property conveyed from Gerald D. Wise, Steven E. Shay, Clifford H. Pryor and Steven L. Mooney in a Warranty Deed dated January 31, 1986 and recorded in Deed Book 223, Page 1418, less and except the property conveyed from J.T. Crenshaw to Joe T. Crenshaw Enterprises, Inc. in a Warranty Deed date May 29, 1987 and recorded in Deed Book 265, Page 138, Clerk of the Superior Court of Richmond County, Georgia. Tax Map and Parcel: 110-1-070-02-0 The entity that has full authority to negotiate, amend and modify all terms of the mortgage with Debtor is: Brenda McLeod, Executrix of the Estate of Joseph T. To the best of the knowledge and belief of the undersigned, the party in possession of the property is Pamelas Journie f/k/a Pamela A. Sanders. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, nonpayment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. Said property will be sold subject to any outstanding ad valorem taxes, special assessments, unpaid utility bills constituting liens against the property, and all Security Deeds, liens and encumbrances existing when the above-described Deed to Secure Debt was filed for record.
