NOTICE OF FORECLOSURE SALE UNDER POWER RICHMOND COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Diane F. Ison to First Choice Mortgage, Inc., dated August 18, 2006, and recorded in Deed Book 01076, Page 1830, Richmond County, Georgia Records, as last transferred to SunTrust Mortgage, Inc. by assignment recorded on May 26, 2015 in Book 1485 Page 1539-1540 in the Office of the Clerk of Superior Court of Richmond County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Seven Thousand Four Hundred Eighty-Eight and 0/100 dollars ($107,488.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on December 1, 2015, the following described property: All that lot or parcel of land with improvements thereon, situate, lying and being in the City of Augusta, Richmond County, Georgia having a frontage of One Hundred Thirty and 1/10 (130.1) feet on the East side of Kissingbower Road and extending back between approximately parallel lines a distance of One Hundred Eight and 7/10 (108.7) feet on its northern boundary and a distance of One Hundred Five and 9/10 (105.9) feet on its southern boundary, with a rear width of One Hundred Thirty (130) feet, and being known and designated as Lot No. 8 in a subdivision known as Dunaway Court as shown on a plat recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Realty Book 30-F's, pages 942-943, reference being made to said plat for a more complete and accurate description as to the metes, bounds and location of said property. Said property is further known as 1762 Kissingbower Road, Augusta, Georgia 30904. Said property is conveyed subject to Restrictive Covenants application to said subdivision of record in said Clerk's Office in Realty Book 30-L, pages 573-599 and is also subject to a 5 foot sanitary easement as shown on the above-referenced plat.
