gpn14 HS Foreclosures NOTICE OF SALE UNDER POWER CONTAINED IN SECURITY DEED STATE OF GEORGIA, COUNTY OF LIBERTY Pursuant to a power of sale contained in a certain security deed executed by Velda M. Corey, hereinafter referred to as Grantor, to Pine State Mortgage Corporation recorded in Deed Book 1616, beginning at page 136, and re-recorded at Deed Book 1616, Page 689, and re-recorded at Deed Book 1617, Page 98, of the deed records of the Clerk of the Superior Court of the aforesaid state and county, and by virtue of a default under the terms of said security deed, and the related note, the undersigned attorney-in-fact for the aforesaid Grantor (which attorney-in-fact is the present holder of said security deed and note secured thereby) will sell at the usual place of conducting Sheriff's sales in said county within the legal hours of sale, to the highest bidder on the first Tuesday in December 2015, all property described in said security deed including but not limited to the following described property: All that certain lot, tract or parcel of land situate, lying and being in the 1458th G.M. District of Liberty County, Georgia, being in the City of Hinesville, known and designated as Lot No. 44, Deerwood Subdivision, as shown and represented on that certain plat of survey made and prepared by Joe P. Davis, Georgia Registered Land Surveyor No. 1436, dated July 27, 2002, recorded in Plat Section H-74, Page 3, in the Office of the Clerk of Superior Court of Liberty County, Georgia. Said plat being incorporated herein by reference thereto for descriptive and all other purposes. Said lot of land being bounded now or formerly as follows; Northerly by Honey Ridge Plantation, Easterly by Lot No. 43, Southerly by the 50' Right-of-Way of Deerwood Drive, and Westerly by Lot No. 45, all as shown on the above referred to plat of survey. Subject however, to those certain Restrictive Covenants of Deerwood Subdivision, dated November 1, 1979, recorded in Deed Book 205, Pages 270-275, in the office of the Clerk of Superior Court of Liberty County, Georgia. Said legal description being controlling, however, the Property is more commonly known as: 220 Deerwood Dr., Hinesville, GA 31313 Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undersigned. The sale will be subject to the following items which may affect the title: any outstanding ad valorem taxes (including taxes which are a lien but not yet due and payable); any matters which might be disclosed by an accurate survey and inspection of the property; any assessments, liens, encumbrances, zoning ordinances, restrictions, and all other matters of record superior to the said Security Deed.
