Roberson Estate & Heirs Known and Unknown of, and all other parties having of record in Catoosa County, Georgia and right, title, or interest or lien upon that property described as "All that tract or parcel of land lying and being in Land Lot 266, 28th District, 3rd Section, of Catoosa County, Georgia and being designated as a part of Stubblefield Farms Subdivision. TO FIND THE POINT OF BEGINNING commence at a point in the centerline of Old Rome Road where same is intersected by the centerline of Stubblefield Lane; thence in a Northwardly direction along the centerline of Stubblefield Lane 962.67 feet to a point; thence in an Eastwardly direction a distance of 25 feet to a point in the Eastern right-of-way line of Stubblefield Lane; thence North 09 degrees 46 minutes 21 seconds East 9.13 feet to a point in the centerline of a 30 foot easement which runs in a Northeastwardly direction along an existing drive; thence in a Northeastwardly direction along said centerline the foIlowing courses and distances; North 78 degrees 56 minutes 55 seconds East 55.33 feet; North 57 degrees 53 minutes 12 seconds East 75.40 feet; North 46 degrees 13 minutes 25 seconds East a distance of 73.98 feet to a point; North 46 degrees 52 minutes 09 seconds East 71.50 feet to a point; North 33 degrees 51 minutes 57 seconds East 265,10 feet to a point; thence North 41 degrees 41 minutes 37 seconds West 253.75 feet to a point; thence North 38 degrees 40 minutes 57 seconds West 160 feet to a point in the centerline of Little Chickamauga Creek; thence with and along the centerline of said creek South 74 degrees 41 minutes 06 seconds. East 192.97 feet; thence following the centerline of said creek North 19 degrees 40 minutes 00 seconds East 180.00 feet to the POINT OF BEGINNING; thence North 19 degrees 40 minutes 00 seconds East along the centerline of said creek 210.00 feet to a point; thence South 67 degrees 45 minutes 00 seconds East 271.16 feet to a point; thence South 19 degrees 40 minutes 00 seconds West 210.00 feet to a point; thence North 67 degrees 45 minutes 00 seconds West 271.16 feet to the POINT OF BEGINNING. There is also conveyed hereby an easement 30 feet in width along an existing drive for the purpose of ingress and egress to the above-described properly which said easement runs in a Northeastwardly direction from the-East right-of-way line of Old Rome Road-along-the West line of the above-described property and the above-described property is also conveyed subject to said easement. EXCEPTING from the above-described property all that portion of same that lies within the above-referenced 30 foot easement. TO HAVE AND TO HOLD the said tract or parcel of land, with all and singular the rights, members and appurtenances thereof to the same being, belonging, or in anywise appertaining, to the only proper use, benefit and behoof of the said party of the second part, their heirs and assigns forever in FEE SIMPLE. The tax deed to which this notice relates is dated October 7, 2014 and is recorded in Catoosa County Records at Deed Book 1747 Page 286.
