NOTICE OF SALE UNDER POWER GEORGIA, GLYNN COUNTY THIS LAW FIRM IS ACTING AS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by JUANITA J. CAMPBELL to OGLETHORPE BANK, dated April 29, 2008, recorded in Deed Book 2428, Pages 246-252, assigned to Bank of the Ozarks, as Successor in Interest to, and Assignee of, The Federal Deposit Insurance Corporation, as Receiver of Oglethorpe Bank by Assignment recorded in Deed Book 2853, Pages 296-347 and last modified by Modification recorded in Deed Book 3312, Pages 371-375, Glynn County, Georgia Records, conveying the after-described property to secure a Note in the amount of Fifty-One Thousand Three Hundred Dollars and 00/100 ($51,300.00) with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Glynn County, Georgia, within the legal hours of sale on the first Tuesday in December, 2015 the following described property: All that certain lot, tract or parcel of land situate, lying and being in the County of Glynn, State of Georgia, and in the City of Brunswick therein, and in that portion of said City known as "Town Commons", and being designated and described according to the official maps and the well known plan of said City, as the NORTHWESTERN SIXTY BY NINETY FEET (60' X 90') OF TOWN COMMONS LOT NUMBER ONE HUNDRED FORTY-SIX (146), between Wolfe and Albany Street, said lot hereby conveyed being more particularly described as follows, to wit: Beginning at the point where the South line of "J" Street intersects the Eastern line of Wolfe Street, and running thence in a Southerly direction along the said East line of Wolfe Street for a distance of Sixty (60) feet; thence at right angles in and Easterly direction for a distance of Ninety (90) feet; thence at right angles in a Northerly direction for a distance of Sixty (60) feet, and thence in a Westerly direction, along the said South line of "J" Street for a distance of Ninety (90) feet to the point of beginning, and numbering houses in said City, as Number 1926 Wolfe Street, with the vacant lot adjacent thereto. Parcel ID #: 01-02831 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in said Security Deed and by law, including attorneys fees (notice of intent to collect attorneys fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
