CLASS:007 NOTICE OF SALE UNDER POWER GEORGIA, COWETA COUNTY Under and by virtue of the Power of Sale contained in that certain Security Deed given by Tammy C. Byce to Guaranty Bank Home Equity Corporation d/b/a GB Home Equity, dated June 4, 2001, recorded in Deed Book 1694, Page 0525, Coweta County records, and last transferred to Guaranty Bank, FSB by Assignment, conveying the after-described property to secure a Note in the original principal amount of Sixty Seven Thousand Dollars ($67,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Coweta County, Georgia, within the legal hours of sale on the first Tuesday in December, 2015, the following described property: All that tract or parcel of land lying and being in Land Lot 25, Second Land District of Coweta County, Georgia, being Lot Number Twenty Eight (28) in the East portion of Section B of the Pearl Springs Subdivision, as shown by plat of T. Y. Mattox, Surveyor, as amended July 1940. This lot faces Gordon Road one hundred and twenty feet front and is bounded on the North by Lot Number Twenty Seven (27) owned or formerly owned by Abercrombie, on the south by Lot Number Twenty (29) and on the West by lots owned or formerly owned by Mrs. Pearl Trimble. All that tract or parcel of land lying and being in Land Lot 25, Second Land District, Coweta County, Georgia, being Lot Number Twenty Nine (29) in the east portion of Section B of the Pearl Springs Subdivision, as shown on Plat of T. Y. Mattox, Surveyor, as amended July, 1940. This lot faces Gordon Road one hundred and twenty feet front, and is bounded on the North by Lot number Twenty Eight (28), on the South by Lot owned by or formerly owned by Mrs. Lon Morris and on the west by lots owned or formerly owned by Mrs. Pearl Trimble. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. To the best knowledge and belief of the undersigned, the party in possession of the property is TAMMY C. BYCE, tenant or tenants, and said property is more commonly known as 27 GORDON ROAD, NEWNAN, GEORGIA 30263.
