STATE OF GEORGIA COUNTY OF GILMER NOTICE OF SALE UNDER POWER By virtue of the power of sale contained in a Deed to Secure Debt dated 23RD day of APRIL, 2012, from WALTER R. WILLIAMS JR. and MELINDA S. WILLIAMS to JOHNNY J. JONES, recorded in Deed Book 1727, Page 377-379, said Deed to Secure Debt having been given to secure a promissory note of even date, in the original principal sum of $27,500.00, and a Loan Modification Agreement dated July 7,2014 in the amount of $23,355.93 recorded in Deed Book 1872, Page 47. Then last transferred and assigned to JOHNNY J. JONES REALTY, INC. recorded in Deed Book 1914, Page 54-71, interest from date as stated therein; the holder thereof will offer the property described below for sale at public outcry to the highest bidder for cash before the courthouse door at GILMER COUNTY, GEORGIA within the legal hours of sale on the first Tuesday in DECEMBER, 2015 The property is described as follows: All that tract or parcel of land lying and being in Land Lot 249, 11th District, 2nd Section of Gilmer County, Georgia, and being Lot 7 of Sunlight Valley Subdivision, as shown on plat of survey dated June 4,1997, prepared by Joel Jordan, GRLS #2430 and recorded in Plat Book 29, Page 106-107, Gilmer County, Georgia Records. Said plat is incorporated herein by reference for a more complete and accurate description. This conveyance is subject to that certain Declaration of Covenants and Restrictions for Sunlight Valley Subdivision in Deed Book 566, Page 113, Gilmer County, Georgia Records, as further supplemented and/or amended from time to time. Also conveyed are all improvements and a 1999 24x40 mobile home that is placed upon the property. The property has the current physical address of 182 Sunrise Lane. The debt secured by said Deed to secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. To the best information, knowledge and belief of the undersigned, the property is presently in the possession of WALTER R. WILLIAMS JR. and MELINDA S. WILLIAMS.
