NOTICE OF FORECLOSURE SALE UNDER POWER RICHMOND COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Michael Neil Golosky to Mortgage Electronic Registration Systems, Inc. as nominee for First Bank Mortgage A Division Of First Bank Of Georgia, dated February 21, 2006, and recorded in Deed Book 01041, Page 2330, Richmond County, Georgia Records, as last transferred to The Bank Of New York Mellon Fka The Bank Of New York, As Trustee For The Certificateholders Cwalt, Inc., Alternative Loan Trust 2006-16cb Mortgage Passthrough Certificates, Series 2006-16cb by assignment recorded on July 20, 2011 in Book 01308 Page 1880 in the Office of the Clerk of Superior Court of Richmond County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Ten Thousand and 0/100 dollars ($110,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on November 3, 2015, the following described property: All that lot or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, containing 8.93 acres and being more specifically designated as "TRACT A - 8.93 Acres" on a plat thereof prepared for Michael Nell Golosky by Jack D. Barker & Associates, dated August 22, 1989, and revised on August 24, 1989, and further revised on October 17, 1990, and recorded in the office of the Clerk of the Superior Court of Richmond County, Georgia, on Realty Reel 346, page 1060; reference is hereby made to said plat for a more complete and accurate description as to the exact metes, bounds, dimensions and location of said property. Said property is subject to an easement in favor of Bell South Communications, Inc. recorded in said clerk's office on Realty Reel 509, page 430 Tax Map Code #142-0-075 Less and Except that portion thereof shown as Tract "B" 0.41 acre on a plat recorded in said clerk's office in Plat Book 1, page 359. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
