STATE OF GEORGIA COUNTY OF RICHMOND NOTICE OF SALE UNDER POWER IN DEED TO SECURE DEBT Under and by virtue of the power of sale contained in that certain Deed to Secure Debt from Georgette Anaba aka Georgette C. Holmes aka Georgette Cobb to American General Financial Services, Inc. (DE) in the original principal amount of $11,348.00 dated 02/23/2005, and recorded in Deed Book 977, page 870, Richmond County records, said Security Deed being last transferred and assigned to Bayview Loan Servicing, LLC, a Delaware Limited Liability Company in Deed Book 1498, page 1203, Richmond County records, the undersigned will sell at public outcry to the highest bidder for cash before the Courthouse door in said County, during the legal hours of sale, on the first Tuesday of November, 2015 by Bayview Loan Servicing, LLC, a Delaware Limited Liability Company, as Attorney-in-Fact for Georgette Anaba aka Georgette C. Holmes aka Georgette Cobb the following described property: All that lot or parcel of land, with improvements thereon, situate, lying and being in the City of Augusta, Richmond County, Georgia, located on the North side of Cumming Road, on which said lot fronts a distance of 42 feet and extends back in a northerly direction between parallel lines a distance of 100 feet; said lot being known and designated on a plat recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Book 10-U`s, Page 7, as Lot No. 12, to which plat reference is made for metes, bounds, and location. Said lot is bounded; North by Lot No. 19, of said plat, property now or formerly of Ada Thomas; East by Lot No. 13, of said plat, property now or formerly of Jack Abney; South by Cumming Road; and West by Lot No. 11, of said plat, property now or formerly of Thomas Williams. Property known as: 2439 Cumming Road, Augusta, GA 30904 The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of default in the payment of the indebtedness secured thereby, this sale will be made for the purposes of paying the same and all expenses of sale, including attorney's fees, (notice having been given as provided by law). The property will be sold as the property of Georgette Anaba aka Georgette C. Holmes aka Georgette Cobb and Marcia Renee Cobb subject to the following: (1) all prior restrictive covenants, easements, rights-of-way or encumbrances; (2) all valid zoning ordinances; (3) matters which would be disclosed by an accurate survey of the property; (4) the outstanding ad valorem taxes and assessments, if any; (5) unpaid water and sewage bills, that constitute liens against the property, whether due and payable or not yet due and payable; and (6) matters of record superior to the security deed first set out above.
