NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY By virtue of Power of Sale contained in the Deed to Secure Debt and Note from Micalis Sangronis ("Borrower") to Budwick Properties, LLC ("Lender"), dated June 16, 2014, which Security Deed is filed for record June 26, 2014 and recorded in Book 1444, pages 686-692 in the Office of the Clerk of the Superior Court of Richmond County, Georgia, the Lender has called the Note due and payable. Said Deed to Secure Debt being given to secure a Note of even date in the original principal amount of One Hundred Twenty Thousand and No/100 Dollars ($120,000.00) with interest from date at the rate as provided therein on the unpaid balance until paid there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Augusta, Richmond County, Georgia, within the legal hours of sale on November 3, 2015 the following property: ALL that lot, tract or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being known and designated as Lot 1, Parcel E, The Reserves, Phase, II (Two), as shown on a plat recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia in Plat Book 3, page 77, having been transferred to Plat Cabinet D, Slide 33, Plat E. Reference is hereby made to said plat for a more complete and accurate description as to the exact metes, bounds and location of said property. This property is known under the present system of street numbering in Augusta-Richmond County, Georgia as 2102 Reserve Lane, Augusta, Georgia 30907. Said property is conveyed subject to Protective Covenants recorded in the Office of Clerk of Superior Court of Richmond County, Georgia in Book 1036, page 2256, as amended and also subject to any and all easements, reservations and restrictions of record in said Clerk's Office Tax Map ID: 007-3-121-00-0 The debt secured by the Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to comply with the terms of the Note, to include non-payment, as required by the Deed to Secure Debt. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorneys' fees. To the best knowledge and belief of Lender, the above described property is in the possession of a tenant of Micalis Sangronis.
