STATE OF GEORGIA COUNTY OF RICHMOND FORECLOSURE NOTICE OF SALE WHEREAS, heretofore on March 6, 2014, Louveina Nipple, did execute and deliver to M2Pals, LLC, a certain Deed to Secure Debt to the hereinafter described property to secure the payment of a certain Deed to Secure Debt of even date in the original amount of One Hundred Thousand and 00/100 ($100,000.00) Dollars, all as shown by record of said Deed to Secure Debt recorded in the Office of the Clerk of Superior Court for Richmond County, Georgia, in Deed Book 01431, page 1473; and WHEREAS, default having been made in the payment of the installments as provided for in said Deed to Secure Debt and the undersigned, as the owner and holder of said Deed to Secure Debt, has elected to declare the entire unpaid indebtedness described in and secured by said Deed to Secure Debt due and payable, and the same has not been paid; NOW, THEREFORE, pursuant to and in exercise of the power of sale contained in said Deed to Secure Debt and for the purpose of collecting the indebtedness due thereby and the expense of sale, there will be sold at public outcry, before the Courthouse door in Richmond County, Georgia, on the first Tuesday in November, to-wit: November 3, 2015, within the legal hours of sale, to the highest bidder for cash, the following described property, to-wit: All that lot or parcel of land, with improvements thereon, situate, lying and being in Richmond County, Georgia, known and designated as Lot 16, Block A, Unit 1-B, Pepperidge Subdivision, on a plat recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Realty Reel 48, pages 1122-1127. Reference is hereby made to said plat for a more complete and accurate description as to the metes, bounds and dimensions of said property. Said property is known under the current system of street numbering in Augusta-Richmond County, Georgia as 2131 Pepperidge Drive, Augusta, GA 30906. Tax Map and Parcel Number: 143-0-039-00-0 The sale will be held subject to any unpaid taxes or other assessments which may be liens against said property. The proceeds of said sale will be applied to the expense of said sale and to the payment of said indebtedness, all as provided in said Deed to Secure Debt, and the balance, if any, will be distributed as provided by law.
