STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER Under and by virtue of the power of sale contained in a Security Deed from CRISTOBAL TOMAS SANCHEZ to FIRST GEORGIA BANK, FSB N/K/A UNITED COMMUNITY BANK, dated February 26, 1999, recorded March 18, 1999, in Deed Book 559, Page 183, Glynn County, Georgia records, as last modified by Modification of Security Deed dated August 5, 2004, recorded in Deed Book 1493, Page 375, Glynn County, Georgia records, said Security Deed being given to secure a Note from CRISTOBAL TOMAS SANCHEZ dated August 5, 2004, in the original principal amount of Forty Thousand and 00/100 ($40,000.00) Dollars, with interest from date at a rate per cent per annum on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Glynn County, Georgia, within the legal hours of sale on the first Tuesday in November, 2015, the following described property: All that certain lot, tract or parcel of land situate, lying and being in the City of Brunswick, Glynn County, Georgia, and in that subdivision known as East View, described and identified according to the map of East View dated March 21, 1956, made by Atwood M. Freeman, of record in the office of the Clerk of Superior Court of Glynn County, Georgia, on the date of this conveyance as Plat No. 62 in Plat Drawer 3, as all of Lot Number 16 in Block C, in said East View Subdivision. Said lot is bounded as follows, to-wit: northerly for 120 feet by the southern line of Lot Number 15 in Block C; easterly for 80 feet by the western line of Dogwood Avenue; southerly for 120 feet by the northern line of Lot Number 17 in Block C; and westerly for 80 feet by the eastern line of Lot Number 5 in Block C. Reference is hereby made to said map and to the record thereof for all purposes. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, easements, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. To the best knowledge and belief of the undersigned, the party in possession of the property is CRISTOBAL TOMAS SANCHEZ or a tenant or tenants.
