NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY of COLUMBIA By virtue of the power of sale contained in that certain Deed to Secure Debt from ADAM PENNINGTON to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR TAYLOR, BEAN & WHITAKER MORTGAGE CORP. dated December 21, 2004, filed for record January 11, 2005, and recorded in Deed Book 4660, Page 130, COLUMBIA County, Georgia Records, as last transferred to WELLS FARGO BANK, N.A. by assignment recorded in Deed Book 8737, Page 151, COLUMBIA County, Georgia Records. Said Deed to Secure Debt having been given to secure a Note dated December 21, 2004 in the original principal sum of ONE HUNDRED FIFTY TWO THOUSAND SIX HUNDRED FIVE AND 0/100 DOLLARS ($152,605.00), with interest from date at the rate stated in said Note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at COLUMBIA County, Georgia, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday in November, 2015, the following described property: ALL THAT LOT OR PARCEL OF LAND, WITH IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN THE STATE OF GEORGIA, COUNTY OF COLUMBIA AND BEING SHOWN AND DESIGNATED AS LOT 7, BLOCK A, SECTION ONE, EAGLE TRACE ON A PLAT PREPARED BY SOUTHERN PARTNERS, INC. DATED NOVEMBER 4, 1993 AND RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF COLUMBIA COUNTY, GEORGIA IN PLAT CABINET B, SLIDE 318, #11; REFERENCE HEREBY BEING MADE TO SAID PLAT FOR A MORE COMPLETE AND ACCURATE DESCRIPTION OF THE METES, BOUNDS AND LOCATION OF SAID PROPERTY. SAID PROPERTY IS CONVEYED SUBJECT TO PROTECTIVE COVENANTS APPLICABLE TO SAID SUBDIVISION OF RECORD IN SAID CLERK'S OFFICE IN DEED BOOK 1386, PAGES 23-49. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan.
