NOTICE OF FORECLOSURE OF RIGHT TO REDEEM
[REF. O.C.G.A., Section 48-4-5 et seq.; 48-4-45 & 48-4-46]
TO: M HOMES LLC, OCCUPANT OF 251 SHAKESPEARE UNIT 326, CLAYTON, GEORGIA 30525 AND ALL PERSONS KNOWN AND UNKNOWN HAVING OF RECORD IN RABUN COUNTY ANY RIGHT, TITLE INTEREST IN, OR LIEN UPON 251 SHAKESPEARE UNIT 326, CLAYTON, GEORGIA 30525
RE: FORECLOSURE OF EQUITY OF REDEMPTION FOR TAX SALE DEED (REF. O.C.G.A. 48-4-45, 46).
Take notice that:
The right to redeem the following described property, to wit: [All that tract or parcel of land lying and being in Land Lot 25, of the 4th District, Rabun County, Georgia, and being Unit 326, Kings Point Condominium, dated 11/30/78, recorded in Deed Book D7, Pages 261-300 Rabun County, Georgia Records and as shown on the As-Build Site Plan for Kings Point Condominium, dated 5/18/79 and prepared by T. Lamer Edwards, registered Land Surveyor, Lamar Edwards & Associates, Inc. recorded in Condominium Plat Book 1, Page 261 aforesaid records and on certain architectural plans prepared by David Newton, Architect, as modified and supplemented by plans prepared by Locatell, Deckbar, McCormack, Incorporated, filed in the condominium Floor Plan Cabinet of the aforesaid records, together with all the right, title and interest appurtenant to the Property and the appurtenances thereto under the Decelerations, and the Declarations, the Site Plan and the Plans are incorporated herein and made a part there of by this reference. The conveyance of the Property includes the conveyance of the undivided 1/33 interest in the Common Elements of Kings Point Condominium, as such terms is defined in the Declaration. Subject, however, to the reduction of such undivided interest if, as and when additional property is submitted to the provisions of the Deceleration pursuant to Section 2, of Article (1) hereof. As described in Deed Book N27, Page 455, Rabun County Deed Records, and further described as Map & Parcel 052A324326] will expire and be forever foreclosed and barred as of five oclock (5 p.m.) on and after November 24th, 2015 or 45 days after service of this Foreclosure Notice in accordance with Georgia law. The tax deed to which this notice relates is dated June 3, 2014 and recorded in the Office of the Clerk of the Superior Court of Rabun County, Georgia in Deed Book A41 Pages 644-645. The property may be redeemed on or before the November 24, 2015 or 45 days after being served with this Foreclosure Notice, by payment of the redemption price as fixed and provided by law to the undersigned at the following address:
