NOTICE OF SALE UNDER POWER GEORGIA, LONG COUNTY By virtue of the power of sale contained in a Security Deed from Bruce A. Duncan to Mortgage Electronic Registration Systems Inc., as nominee for Neighborhood Funding, Inc, A Florida Corporation, its successors and assigns dated September 25, 2008 recorded in Deed Book 312, Page 314-332 , Long County Records, and last assigned to Carrington Mortgage Services, LLC, conveying the after-described property to secure a Note in the original principal amount of ONE HUNDRED EIGHTY THOUSAND ONE HUNDRED TWENTY-TWO AND 00/100 ($180,122.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash, before the Courthouse door of Long County, Georgia, during the legal hours of sale on Tuesday, October 6, 2015 the following described property, to wit: ALL THAT CERTAIN LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN THE 16TH G.M.DISTRICT OF LONG COUNTY, GEORGIA, BEING SHOWN AND DESIGNATED AS LOT 11, CONTAINING 4.39 ACRES, MORE OR LESS, AS SHOWN AND REPRESENTED ON THAT CERTAIN PLAT OF SURVEY MADE AND PREPARED BY JOE P. DAVIS, GEORGIA REGISTERED LAND SURVEYOR NO. 1436, DATED MAY 27, 1985, AND RECORDED IN PLAT BOOK 7, PAGE 38, IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF LONG COUNTY, GEORGIA, SAID PLAT BY SPECIFIC REFERENCE IS MADE A PART HEREOF FOR DESCRIPTIVE AND ALL OTHER PURPOSES. The Debt secured by said Security Deed has been and is hereby declared due because of nonpayment of the indebtedness when due and in the manner provided in the Note and Security Deed. The debt remaining in default, the sale will be made for the purpose of paying the same and all expenses of sale, as provided in the Security Deed and by law, including attorney's fees, notice of intent to collect attorney's fees having been given. Said property will be sold subject to any outstanding ad valorem taxes, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. To the best knowledge and belief of the undersigned, the party in possession of the property is Bruce A.
