Dobbins to Mortgage Electronic Registration Systems, Inc., as nominee for AMS Partners, LP, d/b/a Alliance Mortgage Services, recorded on June 2, 2009 in Deed Book 869 at Page 231, Bryan County, Georgia Records, having been last sold, assigned, transferred and conveyed to Bank Of America, N.A. by Assignment and said Security Deed having been given to secure a note dated May 27, 2009, in the amount of $219,074.00, said note being in default, the undersigned will sell at public outcry during the legal hours of sale before the door of the courthouse of Bryan County, Georgia, on October 6, 2015, the following described real property (hereinafter referred to as the "Property"): ALL THAT CERTAIN LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING KNOWN AS LOT 32, SUMMER HILL SUBDIVISION, PHASE 1B, AS SHOWN ON A PLAT OF PHASE 1B, SUMMER HILL SUBDIVISION, 20TH GM. DISTRICT, RICHMOND HILL, BRYAN COUNTY, GEORGIA, PREPARED FOR COASTAL GEORGIA DEVELOPMENT GROUP, BY KERN-COLEMAN and CO., LLC, INC., BEING RECORDED IN SUBDIVISION MAP BOOK 571, PAGE 4, IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF BRYAN COUNTY, GEORGIA, SAID MAP BEING INCORPORATED HEREIN BY SPECIFIC REFERENCE. SUBJECT, HOWEVER, TO ALL VALID RESTRICTIONS, EASEMENTS AND RIGHTS OF WAY OF RECORD, INCLUDING, BUT NOT LIMITED TO THAT CERTAIN SUPPLEMENTARY DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS FOR SUMMER HILL AT MAIN STREET PHASE 1B, RECORDED IN DEED RECORD BOOK 645, PAGE 224 AND IN DEED RECORD BOOK 841, PAGE 449, IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF BRYAN COUNTY, GEORGIA. SUBJECT, HOWEVER, TO A LIMITED HOME BUYER'S WARRANTY, WHICH SHALL CONSTITUTE A COVENANT RUNNING WITH THE LAND, WHICH SHALL INURE TO THE BENEFIT OF GRANTEE'S HEIRS, SUCCESSORS AND ASSIGNS AND WHICH LIMITS THE LIABILITY OF THE GRANTOR HEREIN TO THE GRANTEE AND TO THE GRANTEE'S HEIRS, SUCCESSORS AND ASSIGNS.
