NOTICE OF SALE UNDER POWER GEORGIA, COLUMBIA COUNTY By virtue of a Power of Sale contained in that certain Security Deed from Ronald Walter Brown and Audrey J. Brown to Regions Bank, dated February 12, 1999, recorded March 1, 1999, in Deed Book 2209, Page 340, Columbia County, Georgia Records, as modified, and as Reconfirmed on April 12, 2004, in Deed Book 4242, Page 114, Columbia County, Georgia Records, said Security Deed having been given to secure a Note of even date in the principal amount of THIRTY THOUSAND DOLLARS AND NO CENTS ($30,000.00), with interest thereon as provided for therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Columbia County, Georgia, within the legal hours of sale on the first Tuesday in October 2015 by Regions Bank, as Attorney in Fact for Ronald Walter Brown and Audrey J. Brown, all property described in said Security Deed including but not limited to the following described property: ALL THAT LOT OR PARCEL OF LAND WITH IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN COLUMBIA COUNTY, GEORGIA IN A CERTAIN SUBDIVISION KNOWN AS WESTHAMPTON, BEING KNOWN AND DESIGNATED AS LOT 27, BLOCK "C", AS SHOWN ON A PLAT THEREOF MADE BY J. E CROUCH. P.E. DATED FEBRUARY, 1966, RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF COLUMBIA COUNTY. GEORGIA IN PLAT CABINET AAA, SLIDE 85 #3; REFERENCE BEING MADE TO SAID PLAT AND DEED FOR A MORE PARTICULAR DESCRIPTION OF THE PROPERTY HEREBY CONVEYED. SAID PROPERTY IS CONVEYED SUBJECT TO RESTRICTIVE COVENANTS APPLICABLE TO SAID SUBDIVISION OF RECORD IN SAID CLERK'S OFFICE IN PLAT CABINET AAA, SLIDE 85 #3. Said property being known as 409 PARLIAMENT ROAD, MARTINEZ, GEORGIA 30907 according to the present numbering system in Columbia County. The indebtedness secured by said Security Deed has been and is hereby declared due because of default under the terms of said Security Deed and Note, including but not limited to the nonpayment of the indebtedness as and when due. The indebtedness remaining in default, this sale will be made for the purpose of paying the same, all expenses of the sale, including attorneys' fees and all other payments provided for under the terms of the Security Deed and Note. Said property will be sold subject to the following items which may affect the title to said property: any superior Security Deeds of record; all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; any outstanding taxes, including but not limited to ad valorem taxes, which constitute liens upon said property; special assessments; all outstanding bills for public utilities which constitute liens upon said property; all restrictive covenants, easements, rights-of-way and any other matters of record superior to said Security Deed. To the best of the knowledge and belief of the undersigned, the party in possession of the property is Ronald Walter Brown and Audrey Jean Brown, as trustees of the Ronald Walter Brown Revocable Trust U/A dated November 9, 2010 and the Audrey Jean Brown Revocable Trust U/A dated November 9, 2010 or tenant(s).
