NOTICE OF SALE UNDER POWER By virtue of the power of sale contained in a Deed to Secure Debt from Phoebe Y. Woodcock to AccuBanc Mortgage a division of National City Bank of Indiana filed February 18, 2005 in Deed Book 4713, Page 061, Columbia County, Georgia records, conveying the after described property to secure a Note in the original principal amount of $30,000.00; with interest thereon as set forth therein, last transferred to MJS Financial Corporation by Assignment filed for record in Deed Book 9955, Page 179, Columbia County, Georgia records, there will be sold at a public outcry to the highest bidder for cash before the Courthouse door of Columbia County, Georgia, between the legal hours of sale on the first Tuesday in October, 2015, by MJS Financial Corporation as Attorney-in-Fact for Phoebe Y. Woodcock, the following property to-wit: All that lot or parcel of land, with all improvements thereon, situate, lying and being in the State of Georgia, County of Columbia, being known and designated as Lot C-83, Phase Two, Section Two, Windmill Plantation Subdivision, as shown on a plat recorded in the Office of the Clerk of the Superior Court of Columbia County, Georgia in Plat Cabinet C, Slide 194 # 1-4. Reference is hereby made to said plat for a more complete and accurate description as to the metes, bounds and location of said property. This property is conveyed subject to Declaration of Rights, Restrictions, Affirmative Obligations and Conditions Applicable to said subdivision recorded in said Clerk's Office in Deed Book 1776, pages 1-38, as amended; and also subject to any and all other easements or restrictions applicable thereto of record in said Clerk's Office or shown on said plat. The above described property is also known as 904 WINDMILL PKWY, EVANS GA 30809; however please rely only on the above legal description for location of the property. If the property contains multiple lots or parcels, the undersigned reserves the right to sell the property or any portion thereof in separate lots, parcels or as a whole. The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of among other possible events of default, failure to pay indebtedness as and when due pursuant to said Deed to Secure Debt and Note.
