NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF COLUMBIA Under and by virtue of the power of sale contained with that certain Security Deed dated April 2, 2007, from Melissa McDowell and James D. McDowell to American General Financial Services, Inc., (DE), recorded on April 5, 2007 in Deed Book 5928 at Page 111, Columbia County, Georgia Records, having been last sold, assigned, transferred and conveyed to U.S. Bank National Association, as Indenture Trustee for Springleaf Mortgage Loan Trust 2013-1 by Assignment and said Security Deed having been given to secure a note dated April 2, 2007, in the amount of $117,794.00, said note being in default, the undersigned will sell at public outcry during the legal hours of sale before the door of the courthouse of Columbia County, Georgia, on October 6, 2015, the following described real property (hereinafter referred to as the "Property"): ALL THAT LOT OR PARCEL OF LAND, WITH IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN THE 135TH DISTANCE, G.M. OF COLUMBIA COUNTY, GEORGIA, CONTAINING 2.19 ACRES AND BEING IDENTIFIED AND DESIGNATED AS LOT #32-B-2 ON A PLAT OF SURVEY PREPARED BY JOHN A. MCGILL, R.L.S. NO. 1753 DATED JUNE 16, 1994, SAID PLAT IS RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF COLUMBIA COUNTY, GEORGIA IN P.C. "B" , SLIDE 357 #8, REFERENCE IS HEREBY MADE BY TO SAID PLAT FOR A MORE COMPLETE AND ACCURATE DESCRIPTION AS TO THE METES, BOUNDS, COURSES, DISTANCES AND LOCATION OF SAID PROPERTY. The debt remaining is in default and this sale will be made for the purposes of paying the Security Deed, accrued interest, and all expenses of the sale, including attorneys' fees. Notice of intention to collect attorneys' fees has been given as provided by law. To the best of the undersigned's knowledge, the person(s) in possession of the property is/are Melissa McDowell and James D. McDowell. The property, being commonly known as 6619 EUBANK DRIVE, APPLING, GA, 30802 in Columbia County, will be sold as the property of Melissa McDowell and James D.
