gpn11 SALE UNDER POWERIN SECURITY DEED GEORGIA, COLQUITT COUNTY. WHEREAS, on December 3, 2012, BONNY LEWIS did execute and deliver to ERRA A. GREAR a certain Security Deed conveying certain property; and WHEREAS, the aforementioned Security Deed conveyed the following described property, to-wit: All that tract or parcel of land situate, lying and being in Original Land Lot Number 291 in the 8th Land District of Colquitt County, Georgia, being .55 acres, more or less, as shown by a plat dated January 19, 1996, entitled Property of Erra A. Grear, recorded in Plat Book 29, Page 92, Colquitt County Records, which plat and record thereof are incorporated and made a part of the description herein, said property being more particularly described as follows: Commence at the point of intersection of the North right of way margin of SE Sixth Avenue and the West right of way margin of SE Third Street, and run thence North 88 degrees 35 minutes 32 seconds West along the North right of way margin of SE Sixth Avenue, a distance of 158.44 feet to a point; run thence North 00 degrees 44 minutes 14 seconds West a distance of 151.09 feet to a point; run thence South 88 degrees 18 minutes 03 seconds East a distance of 159.51 feet to a point; run thence South 00 degrees 20 minutes 35 seconds East along the West right of way margin of SE Third Street, a distance of 150.24 feet to the point of beginning. WHEREAS, such said Security Deed was recorded in Deed Book 1155, Page 462, in the office of the Clerk of the Superior Court of Colquitt County, Georgia; and WHEREAS, such said Security Deed provides that in the event of failure to pay the indebtedness so secured, or any part thereof when due, the Grantee may sell the said property at auction at the usual place for conducting sales, at the courthouse in the County where the land lies to the highest bidder for cash after first giving four weeks' notice in a newspaper published in said county, Grantee or assigns empowered to bid and purchase at such sale, and to execute and deliver to the purchaser at such sale, a sufficient conveyance of said premises in fee simple. NOW THEREFORE, default having been made upon the note secured by said deed, the undersigned holder of said note and deed, having declared the entire debt due and collectible, will expose said described property for sale before the Courthouse door in Colquitt County, Georgia, to the highest bidder for cash on the First Tuesday in October, 2015, during the legal hours of sale and execute title to the purchaser at such sale, all in accordance with the terms of said deed.
