gpn11 GEORGIA, COLQUITT COUNTY By virtue of Power of Sale contained in the original Security Deed to R&S WILLIAMS PROPERTIES, LLC from SEALITTA GUEMEZ, dated July 10, 2012, recorded July 13, 2012, in Deed Book 1142, Page 0204-0206, Colquitt County Records; and in that Corrected Security Deed to R&S WILLIAMAS PROPERTIES, LLC from SEALITTA GUEMEZ dated January 21, 2013, recorded February 12, 2013, in Deed Book 1162, Page 0232-0234, Colquitt County Records. Said Security Deed being given to secure a Note of even date in the original principal amount of $28,000.00, with interest from date at the rate provided in the note on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Colquitt County, Georgia, within the legal hours of sale on the first Tuesday in October, 2015, the following described property: One lot in the town of Funston, Colquitt County, Georgia, described as beginning at the Southwest corner of lands sold by R.F. Burnette to W.R. Tucker on March 8, 1940; thence run North along the West line of W.R. Tuckers land 89 feet to the lands of Walter Pitchford; thence run West along the South line of Pitchford lands to Academy Street in the town of Funston; thence run South along the East Margin of Academy Street 89 feet to lands of Baker; thence run East along the North line of Baker lands to the Southwest corner of lands of W.R. Tucker and the point or place of beginning. This corrective Security Deed is is being given for the purpose of correcting the property description contained in that certain deed dated July 12, 2012 and recorded in Deed Book 1142, Page 0204, Colquitt County Records. The debt secured by said Security Deed has been and is hereby declared due because of non-payment on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. Said property will be sold as the property of Sealitta Guemez, subject to the outstanding ad valorem taxes and/or assessments, if any, and subject to any prior matters of record, if any.
