gpn11 Notice of Sale Under Power Colquitt County, Georgia Under and by virtue of the Power of Sale contained in that certain Security Deed given by Trustees of Grant Chapel A.M.E. Church (Grantor) to Bank of America, N.A. (Lender) dated January 12, 2000 and recorded January 12, 2000 in Deed Book 671, Page 113, ColquittCounty, Georgia official records (the Security Deed), conveying the property described below to secure repayment of that certain Promissory Note dated January 12, 2000 in the original principal amount of $280,000.00, payable by Grant Chapel A.M.E. Church, as borrower, to Lender, together with interest thereon as set forth therein (including any amendment, extension, modification, and renewal of any debt instrument evidencing same, the Note), which Security Deed and Note were subsequently sold, assigned, transferred, set over, and otherwise conveyed by Bank of America, N.A. to June15 Pool 2, LLC pursuant to that certain Assignment of Debt and Lien dated June 9, 2015 and recorded June 17, 2015 in Deed Book 1239, Page 324, aforesaid records, which Security Deed and Note were subsequently sold, assigned, transferred, set over, and otherwise conveyed by June15 Pool 2, LLC to 318Central Moultrie, LLC pursuant to that certain Assignment of Debt and Lien dated July29,2015 and recorded July 31, 2015 in Deed Book 1243, Page 48, aforesaid records, there will be sold at public outcry to the highest bidder for cash before the Courthouse door of Colquitt County, Georgia, within the legal hours of sale on the first Tuesday in October 2015 (being October 6, 2015) the following described property located in Colquitt County, Georgia, together with all improvements, personalty, fixtures, easements, hereditaments, rights, members, and appurtenances located thereon and described in the Security Deed (collectively, the Property): A tract of land in Block 159 in the City of Moultrie, Georgia, being more particularly described as follows: FROM an iron pin at the intersection of the East margin of the right of way of Northwest 4th Street with the North margin of the right of way of West Central Avenue, run thence North along the East margin of the right of way of Northwest 4th Street North 00 degrees 56 minutes 24seconds West 150 feet to an iron pin; run thence North 89 degrees 30 minutes 20 seconds East 237.60 feet to an iron pin on the West margin of the right of way of Northwest Third Street; run thence South 02 degrees 37 minutes 05 seconds West 150.21 feet to an iron pin on the North margin of the right of way of West Central Avenue; run thence South 89 degrees 30 minutes 20 seconds West along the North margin of the right of way of West Central Avenue 225.81 feet to the point of beginning. The above-described property is real and personal property located at 318 West Central Avenue, Moultrie, Colquitt County, Georgia 31776 according to the present system of numbering property in Colquitt County, Georgia. The debt secured by the Security Deed has been and is hereby accelerated and declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, the sale will be made for purposes of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorneys fees (written notice of intent to collect attorneys fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants and matters of record superior to the Security Deed.
