gpn11 CN6288 STATE OF GEORGIA COUNTY OF CATOOSA NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by Maurice D. Atwell and Ashley N. Atwell to Wells Fargo Bank, N.A dated February 25, 2011, and recorded in Deed Book 1565, Page 60, Catoosa County Records, securing a Note in the original principal amount of $120,000.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, October 6, 2015, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that tract or parcel of land lying and being in Original Land Lot Nos. 185 and 186 in the 28th District and 3rd Section of Catoosa County, Georgia and being known and designated as Lot No. 95, Hillcrest Subdivision as shown by a plat of record in Plat Book 13, pages 40, 41 and 47 in the Office of the Clerk of the Superior Court of Catoosa County, Georgia. Subject to Restrictions as recorded in Deed book 271, page 44 in the Office of the Clerk of the Superior Court of Catoosa County, Georgia. Subject to all conditions, limitations, restrictions and easements as set out on recorded plat. Said property is known as 48 Ridge Ct, Ringgold, GA 30736, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
