NOTICE OF SALE UNDER POWER GEORGIA, GLYNN COUNTY By virtue of the power of sale contained in the Security Deed by and between JEFFREY A. DODGEN and LIANA B. DODGEN (collectively, the "Grantor") to UNITED COMMUNITY BANK (collectively with the assignee noted below, the "Lender"), recorded on June 4, 2008, in Deed Book 2444, Page 335 of the Glynn County, Georgia records, as subsequently assigned to CIRAS, LLC, conveying the realty described below as collateral for the debt in the original principal amount of $310,000.00, together with all late fees and interest from dates of execution at the rates provided therein on the unpaid balance; there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Glynn County Georgia, within the legal hours of sale on November 3, 2015, the realty located in 27th G.M. of Glynn County, Georgia, being more completely described as follows: All that certain lot, tract or parcel of land situate, lying and being in the 27th G.M. of Glynn County, Georgia, in that certain subdivision therein known as Foxcreek Estates Subdivision as shown and depicted upon a print or plat of survey of said subdivision dated September 18, 2002, and signed by Paul C. Simonton, Georgia Registered Professional Engineer No. 11009, said plat being recorded in the Office of the Clerk of Superior Court of Glynn County, Georgia in Plat Drawer 28, Map No: 243, as ALL OF LOT NUMBER TWENTY-SEVEN (27), PHASE ONE, FOXCREEK ESTATES SUBDIVISION. Included herewith is a non-exclusive perpetual easement for ingress and egress over, on and across private roads and streets located in Foxcreek Estates Subdivision. Reference is hereby made to the aforesaid map and plat and the record thereof for the purposes of establishing the location boundaries of said lot and for all other purposes of description and identification and for all other purposes. Said property being more commonly known as 118 Widgeon Way, Brunswick, Georgia 31523. The debt secured by said Security Deed has been and is hereby declared due and payable because, among other possible events of default, of the Grantor's failure to pay the interest and principal when due. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), and any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
