Under and by virtue of the Power of Sale contained in a Security Deed given by Grady Betha and William P Farill to Mortgage Electronic Registration Systems, Inc., as nominee for Northstar Mortgage Group, L.L.C., dated January 16, 2006, and recorded in Deed Book 2893, Page 792, Coweta County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded September 18, 2014 in Book 4131, Page 261-273 in the amount of Fifty-Eight Thousand Two Hundred Nine and 67/100 ($58,209.67) Coweta County, Georgia Records, as last transferred to Federal National Mortgage Association ("Fannie Mae"), a corporation organized and existing under the laws of the United States of America by assignment recorded on February 14, 2014 in Book 4057 Page 776-777 in the Office of the Clerk of Superior Court of Coweta County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Sixty-Four Thousand Seven Hundred Ten and 0/100 dollars ($64,710.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Coweta County, Georgia, within the legal hours of sale on November 3, 2015, the following described property: All that Tract or Parcel of Land of lying and being in the 5th District, Coweta County, Georgia being Lot 11, of the S. E. C. Subdivision, a Plat of which said Subdivision being of Record on Deed Book 50, Page 367, Clerk's Office, Coweta County Superior Court. This being the property Deeded to F.R. Harris and Alma Harris by C.J. Smith as Recorded in Deed Book 53, Page 398, Coweta County, Georgia Records. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
