CLASS:007 NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF COWETA Under and by virtue of the power of sale contained with that certain Security Deed dated August 26, 2006, from Rene Metcalf and Jane B Metcalf to Mortgage Electronic Registration Systems, Inc., as nominee for Accredited Home Lenders, Inc., A California Corporation, recorded on September 8, 2006 in Deed Book 3041 at Page 607, Coweta County, Georgia Records, having been last sold, assigned, transferred and conveyed to The Bank Of New York Mellon, As Trustee For CIT Mortgage Loan Trust 2007-1 by Assignment and said Security Deed having been given to secure a note dated August 26, 2006, in the amount of $141,550.00, said note being in default, the undersigned will sell at public outcry during the legal hours of sale before the door of the courthouse of Coweta County, Georgia, on October 6, 2015, the following described real property (hereinafter referred to as the "Property"): ALL THAT CERTAIN/TRACT OR PARCEL OF LAND LYING AND BEING IN THE CITY OF NEWMAN, COWETA COUNTY, GEORGIA AND BEING LOT 7, SECTION 3, OF THE GLENWOOD HEIGHTS SUBDIVISION, AS RECORDED IN DEED BOOK 60, PAGES 478 AND 479 AND MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGIN AT A POINT ON THE NORTH SIDE OF FOURTH STREET IN THE CITY OF NEWMAN, WHICH POINT IS 480 FEET NORTHEAST OF THE CORNER OF LINE STREET WITH FOURTH STREET AND RUN NORTH 195 FEET; THENCE NORTH 84 DEGREES 20 MINUTES EAST 140 FEET; THENCE SOUTH 4 DEGREES 30 MINUTES WEST 199 FEET TO THE NORTH SIDE OF FOURTH STREET; THENCE SOUTH 84 DEGREES 20 MINUTES WEST 123 FEET TO THE BEGINNING POINT. SAID PROPERTY IS BOUND NOW OR FORMERLY ON THE NORTH BY PROPERTY OF H.W. RICHARDS, ON THE EAST BIY A BRANCH. ON THE SOUTH BY FOURTH STREET AND ON THE WEST BY LOT NO. 6. The debt secured by the Security Deed and evidenced by the Note and has been, and is hereby, declared due and payable because of, among other possible events of default, failure to make the payments as required by the terms of the Note.
