CLASS:007 NOTICE OF SALE UNDER POWER State of Georgia, County of COWETA. Under and by virtue of the Power of Sale contained in a Deed to Secure Debt given by KEITH PILSTON AND RACHEL PILSTON to SOUTHEASTERN MORTGAGE SOLUTIONS, INC. , dated 08/01/2005, and Recorded on 08/04/2005 as Book No. 2791 and Page No. 514-530, COWETA County, Georgia records, as last assigned to U.S. BANK NATIONAL ASSOCIATION (the Secured Creditor), by assignment, conveying the after-described property to secure a Note of even date in the original principal amount of $144,440.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash at the COWETA County Courthouse within the legal hours of sale on the first Tuesday in October, 2015, the following described property: ALL THAT CERTAIN TRACT OR PRACEL OF LAND SITUATE, LYING AND BEING IN LAND LOT 18 OF THE FIRST LAND DISTRICT OF THE CITY OF NEWNAN, COWETA COUNTY, GEORGIA, AND BEING MORE PARTICULARLY DESCRIBED AS LOT 350 OF PARKSIDE VILLAGE, PHASE I, AS SHOWN ON THAT CERTAIN FINAL SUBDIVISION PLAT FOR PARKSIDE VILLAGE, PHASE I, OF RECORD AT PLAT BOOK 83, PAGES 105-110, COWETA COUNTY, GEORGIA RECORDS. REFERENCE TO SAID PLAT IS HEREBY MADE FOR A MORE COMPLETE AND ACCURATE DESCRIPTION OF SAID LOT. ABOVE-DESCRIBED PROPERTY IS SUBJECT TO DECLARATION OF COVENANTS AND RESTRICTIONS OF RECORD AT DEED BOOK 2729, PAGE 438, COWETA COUNTY, GEORGIA RECORDS, AND ALL AMENDMENTS THERETO. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt. Because the debt remains in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
